we have no dog units,..tenat who is a PITA says to other tenants that if we try to make him get rid of it, that he is going to go to a health care worker to get a note that its a therapy dog.. can they do that after the fact? Do I have any tool to prevent the dog? --62.182.xx.xxx

Yes, they can request reasonable accommodation for a support animal after the fact according to the 2020 HUD guidelines, but many states have their own set of rules. You need to know the federal guidelines, and those of your state, if any. --107.141.xx.xxx

File today....BEFORE he tries to get the note. Then it matters not what he does after the fact: the fact is on September 21, 2022, he had an unapproved pet and was in violation of the lease.

Charge the pet fee penalty included in your lease. He owes it. If he refuses to pay and only does rent for October, then apply payments to the pet fee first and rent last. He's short on rent...now you can evict for that.

I see you live in tenant-friendly MA. Maybe you invest out of state where laws are more balanced. Good luck!
