5 building complex with 20 units of Senior Citizen/Disability - only complex we accept Section 8 in as I am limited on the people that live there. No problems with ANY of the Section 8 tenants (11 total)

One lady, not on the system, is disrupting each and every unit causing so much drama with everyone else to the point that she is telling people she is the Property Manager and everything goes thru her. Has her ex husband come over and "fix" things.... stealing plants from other units (if you know the senior ladies, they are very proud and protective over their plants), upsetting people that have lived in the complex since 2014 and now I have a few that are so upset that they want to move.

File is pulled, Non renewal is drawn up...... but I know I am going to get so much backlash from her over it cause she had cancer and is older..... but I have to protect all of my other tenants. This is to the point that there is more drama from her in this complex than I have in any other complex that I have - She causes more problems than the other 54 units....

Pick one from the pack that are upset and wanting to leave and ask them if they would like to help you tape up the non-renewal on her door. That will raise their spirits.

I am of the mind of DJ in VA - I would send off letter to everyone explaining who is the property manager anyone else say so or acting as such is not.

Do name the person directly cause that maybe an issue.

Then just following the state's rule for non-renewal - you have to take the emotion out of it. I am the mother of a special need child - I always say I am only responsible for making sure one person's a$$ is wiped ( pardon my directness but it is the truth )

I a spaceship flew down and zapped the building ( no-one in there ) would you have to find her a new place to live ? - sorry she has cancer & etc. but again this is not your problem.

I have keep my house phone - landline when many have gotten rid of them - its $19 a month and for me worth every penny. Its the only phone number on my leases, any contact info for anything to do with rental properties. It has an answering machine - can screen calls when I am siting at my desk - can forward the calls at anytime without caller knowing its the cell.

I might be worth hiring an attorney to let them handle it ( so you don't get jammed up with a technicality )1 unit verses 54 units - I am not one for spending money but after 30+ years of landlording sometimes its not worth the aggravation.

Unfortunately, some people live for drama this maybe the only thing in her life - attention go or bad is still attention.
