I'm converting a BR into a bath. The BR had a drop ceiling and I am replacing it with a metal framed and hung drywall which will have 18" above it to the joists. The room above is the bath for the 2nd fl. Where am I required to have access panels/ where would you want them? On my list are the tub and toilet. The sink and washer are two other drains to contend with. It is all older pvc, and I just replaced the leaking tub drain. All the water supply will be converted to pex before the ceiling is installed.

Remember why and where you need access. The bathtub waste and overflow. The shower controls. Toilet drain for snaking and sink drain.

People have creative ways and places to put access. Doesn't have to be from the room below under the bathroom.

I would put a snaking port under the bathroom sink so you don't have to monkey with the sink drain/trap all of the time.

I'd install a shower fixture with a large cover plate to access the mixture valve.

I'd put a toilet snaking cleanout on the side of the toilet wall with a decretive cover plate.

And for the shower drain, I'd install a removeable floor grill and have installed a gentle trap that a snake can maneuver around.

Of I'd put an access door on the other side of the wall behind the fixture. Every case is different.

I wouldn't put one in. They are easy to add later and you never put them in the right place when you try and do it ahead of time. Focusing on where you can put a sewer cleanout in an inconspicuous spot is probably more worth the effort. --209.205.xxx.xx

I would leave a drop ceiling,you know when they wash the floor and pour a bucket of water and mop it up you will be replacing the sheetrock or when the toilet overflows which it will you will be replacing the sheetrock --74.77.xx.xx

MikeA, the one under the tub is a no brainer. How would a cleanout in a ceiling work for a 2nd fl apt? When I thought of the toilet access panel I was thinking more because it's near the stack, but perhaps not useful.

Robert, thank you I was thinking the 2nd fl bath sink which is the longest run wouldn't be an issue as there is already a large hole in the subfloor under the vanity (which I will stuff w rockwool). I can access the toilet and stack from a pantry on that floor if I have to. I usually do a large ply panel behind a tub to access the guts, which is what I have upstairs. The new bathroom is on the 1st fl w/ easy access in the basement below, which will be swapped out to pvc.

Ken this is a ten yr tenant upstairs so I know their house keeping, though I do need to replace the splash guard on the tub.

Related/ unrelated while the plumbing is getting updated all the K&T electric will remain. --24.194.xxx.xx

Another vote for leaving the drop ceiling. When the panels get stained, I now just paint using paint that's an exact match. Much easier than patching in new sheetrock. --209.122.xx.xxx
