For those who don’t know me, I’m Aldo (WI). Before I go any further, Jeffery Taylor deserves the highest compliments in the land for the service he provides to rental property owners of every size, shape or color. I was a struggling landlord until I found Mr.Landlord.com. I learned a lot in a relatively short time and was soon passing along tips and suggestions to those in need. Thank you Mr. Taylor for allowing me to do that.

Me? I started rentals in 1967 with two duplexes and had every kind of problem you’ve read about in the forum. I chose later to retire from owning rentals and sold my duplexes, 3-family homes and two 12-family apartment buildings in 1997, moved south and paid cash for a pricey home alongside a golf course and a lake. After a few years I came back to WI due to the heat in FL.

Aldo, so glad you posted today. You have been quoted often on this forum and it is good to hear from you. I'm trying to remember the phrase you are famous for but my senior mind isn't remembering it. Maybe you could post it and any others that you can think of.

Tarheel, you can actually "google" it. It is a term for a "no fault" dissolution for a business partner situation but can equally be applied to a tenant you have a gut feeling about. You don't have to rent to them if they have green socks on.

Aldo's rules (at least 1 & 2, the way I understand it) are quoted and implemented often. They really do sum everything up well

1)The landlord is in charge

2) The tenant is not
