Wondering about other landlord experiences renting in mother hen situations, where the mom does all the legwork finding the apartment, and typically cosigns to guarantee rent for their precious first-timer tenant.
I've got one this afternoon who won't even give me her daughter's contact number right now. I have misgivings, lol. But would just like to hear if anyone has done this and its actually worked out.

Under such circumstances, I wouldn't accept the daughter as tenant.
But for you, a lot depends on your market. Unless you NEED this tenant, I wouldn't accept.

More then likely the daughter will fail to meet the minimum credit score of 700 or above where eventually this is going to end up in eviction. The daughter is holed up at moms home where the mother wants to get rid of daughter. Here in the province of Ontario it is 700 or above or you keep looking. Unpaid utilities and unpaid rent go hand in hand together. For problem tenants it is housing as last resort which is the community housing as name was called the government housing authority where once evicted then out for life. Tell mom daughter must fill out rental application then provide 3 pieces of photo copied identification like a birth certificate, driver licence, passport is they have one or copies of cell phone bill. If the person can not pass a thorough credit check then do not accept as going start another eviction where first and last then nothing until the sheriff. Holed up is like in a movie where bad people holed up until things cool down. Had one over the phone he lost his birth certificate where would provide social insurance number told apply when he get birth certificate as no one rents to those with a alias where one letter is removed to surname. Oh my girl friend will not fill a rental application where holed up in mothers basement where he called a few months later still holed in mothers basement. Have made exception to give information or show if prospective tenant is moving from out of state and requests that family member or friend look at apartment to report back to prospect so they can decide whether they should make trip to see. We have done the legwork for cars and houses but only because our kids were at work during "business" hours. They ultimately picked and paid for what they wanted. Just couldn't take and make multiple personal calls at work. I'd look at it carefully...
If you sense that she's doing it because the child doesn't have the maturity to do it, then I'd pass.
But if it's due to some logical reason and the child is otherwise competent, then I'd be ok with it.
What are some possible "logical" reasons?
1) Child is injured recently and will recover within a short time frame
2) Child is out of state and cannot easily travel there

UPDATE on this situation:
They came to the apartment and surprisingly, it all looked good. The mother was anything but overbearing, and quite determinedly said, "She'll pay her rent I'll make sure of that."
The kid was quiet and seemed responsible. We went over the payments as it would be her first apartment, discussed how good it would be for her credit to have a year lease with rent ontime, and on. Discussed keeping quiet in the evenings for the other tenants. It all looked good.
Checked her legal record with the county, nothing. Well she's only 19, so not surprising.
I said, "If she has a job, she's in."
I call this morning, and she has no job.
"But she has down here she's been working since November 2011", I said. Express Services said, she's not currently on an assignment. "But she has down housekeeping, that is high demand. It seems odd she'd have no work. Was she let go?"
"No", they said. "We send her where she's needed."
How many hours I said, is there any guarantee she'll be hired or given any amount of work.
"No", they said.
Okay. So the kid DOESN'T EVEN HAVE A JOB.
Well she had first month's rent and Security deposit, that was positive... and mom will cosign.
But how long will mom go on paying for two houses?
And the kid obviously lied.
I texted the mom this morning, and said what is going on. She said she was really embarassed, and will get back to me as soon as possible.
I don't know. I think just pull the plug, but so exhausted I've been interviewing over a month now. One high risk after another after another.

I would have texted the daughter,not the mother. Pull the plug. Yes, frustrating that most out there have an issue. I don't rent bv to anyone with a temp agency. Spent hours with a couple once- she just switched jobs(same field at least) and he was with a temp agency. Supposedly at the same location for months. Its easy to sit back in an armchair and criticize.
The fact is I have a paragraph of specific questions I ask each person who inquires. They have to meet certain criteria before I even meet them to fill out an application.
I'm doing the background checks including the county criminal records, talking to employers, and going and talking to old landlords.
So yes my screening is pretty darn thorough. Because unlike many of you I can't afford to make mistakes.
If all the people who are applying are too risky, you'd be delighted to blame me... but the fact is I'm doing it the same way I have the past 6 years. All of the applicants this time around, just sk.
Excuse me if I happen to run into a dilemma now and then and look for the advice and CONSTRUCTIVE criticism from HELPFUL landlords.
If you have DESTRUCTIVE criticism, then you know where you can stick it.

Actually nobody even wants constructive criticism.
I stick to advice and helpful pointers.
Does such a thing as constructive criticism actually exist? Pretty much if your answer includes some kind of personal judgement about the poster, just assume you're going to peeve off the person you're answering and not help them in the least. I have family members that have done this since birth.
If that's something you enjoy, then know you're a spreader of misery and we all wish you never showed up, lol.
