Hopefully you've already filed a report with your local PD documenting your tenant's threat to "to burn the house down should I notify the mortgage company with this information". --72.93.xxx.xx

You will need to contact a specialist lawyer to deals with tenant issues, then under their advice contact the local authorities. Arson is a crime and his threats are actionable. --47.156.xx.xx

Alert police. And file for eviction-no rent and threats? Gots to go. Once filed, let everything from T go to VM and do not respond. If an emergency(when you listen to the message), bring someone with you. I have a feeling that this T has done what they wanted. Personally, I would have gone in WITH my realtor or my agent would have-not sent the realtor alone. --73.230.xxx.xx

Where in NY is this? what county? I may buy it if in the area that i buy houses.Your mortgage company doesnt care, that is not there problem.I would have the cops take a report of her threat if they will even do it.You need an eviction attorney the sooner the better.Make sure you have a good insurance policy --74.77.xx.xx

What does your lease say about giving notice about visiting the building?

Your resident may very well be upset knowing that the new owner will raise rents and you and/or realtor may or may not be following the correct time line.

If this is an issue, get it straighten out before seeing the judge. Your tenant will want to make this into a civil issue and not a criminal issue. --24.101.xxx.xxx

There is a legal concept called "waste" that may allow you (depending on state law) to get them evicted quickly...get with your attorney immediately.

Document everything...hopefully the fire threat was on a voicemail or email...keep it...and keep a log of all communications going forward. --99.92.xxx.xxx

I'd go with Ken(NY). He knows Gloversville. (And, hey Key - if we wind up at the St. Mary's Urgent Care again there for any reason during our Piseco Lake trip in a couple of weeks, I'll be thinking of you!) --98.114.xxx.xxx
