An article today on Bloomberg titled "The snowballing US rental crises is sparing nowhere and no one" states in the article:

"A coalition of tenant, community and legal organizations called on the Biden administration on Tuesday to declare a state of emergency on housing and find ways to regulate rents"

That's funny right there. So what's the solution: govt price controls on rents? How about on owner occupied homes? Those are up too.

Cars? Those are up. State of emergency on cars!

I noticed the other day that crab legs are $35/lb. They were $18/lb in 2020. I'm calling for a state of emergency on crab legs!

Tom Fitten from Judicial Watch has an interesting article re HUD giving renters money to buy homes to "increase their assets" to help with social differences in asset ownership. Also mentioned stocks. We saw that when the speaker did that in 2005. They lost the homes back to the banks. This is why we are raising all rents to market at lease end no matter what our turnover percentage is.

I can't imagine Texas enacting rent control, but we've just been through several years of things I couldn't imagine.

Nicole: the putin inflation has been transitory for many mos & inflation was ZERO in July per the potus so be happy that “somethings went up and somethings went down” so am sure price of crab legs will be lower soon…what many don’t realize is that last July inflation was up yoy 5.4% and this year up 8.9% yoy so can someone do the math….will tell my wife to get second job at 7-11 so I can eat lobster again. Burns my pickle when some politician says "rents are too high, these greedy landlords keep raising prices"...but all they want to do is have MORE money from taxes.

Can you remember what your state sales tax was 40 years ago versus what it is now? I'll bet most have gone up, and NONE have gone down.

What about your property taxes? They keep going up and up...and if it's not owner-occupied they are REALLY high...and the tenant ends up paying for it!

How many casinos have opened in the past 40 years...to raise tax revenue for the politicians...sickening.

Cigarette taxes? Gas taxes? Tax-increment financing districts? Toll roads? License fees for hobbies like fishing? Parking fees? The list is endless.
