Applicant states she is getting a divorce. Her husband has been in county lockup; not sure what for as recently as 2018. She seems to have a good job with a major delivery service' credit score is good.

He looks as though he's a motorcycle gang sort from social media.

I don't like to rent generally speaking to those who are in an unstable relationship/breaking up, etc. --72.231.xxx.xx

Here's the thing: if she hadn't mentioned that she's getting a divorce, you wouldn't even know she's married or has a soon-to-be ex-hubby in jail, and you'd probably take her with no concerns.

All she's told you is the dude may be getting out at some point. Their relationship will probably be over by then, and in the meantime she may move on to someone else.

I don't see how this is any riskier than renting to a gal who has no hubby/boyfriend at all. At any time, people can do weird stuff. Sounds to me like she's moving AWAY from weird stuff by getting the divorce.

I'd screen as normal and not take soon-to-be ex-hubby into consideration.

Easy enough to look up pubic records on line and see if divorce has been initiated. Perhaps she is wanting to move out prior to filing. Perhaps she also is in a motor cycle gang. What does that even mean in today's world except for the motor cycle gangs in the western states. Here, they are just guys with too much money who ride expensive bikes (including lawyers, judges and doctors in my area's most notorious "gang") or a bunch of left over 60s and 70s grey haired guys with long beards and black t-shirts over their beer bellies. Guys from the vfws and legions who ride as groups. Around here, A LOT of people go to Myrtle Beach rather than Sturgis ... they all say the "gangs" are not what we all visualize.

All that said, there is an awful lot of speculation on your part about what you don't know. Either verify what you want or deny on assumptions.

And I wouldn't randomly worry about a tenant being killed just because their spouse had been in jail at some point in time... could have been for overdue parking tickets. --98.237.xxx.xx

Just because she gets a divorce does not mean he will not be on your property and his criminal friends are also her criminal friends.

If she is really getting a divorce, that is.

Just say no. Think of it the same as the family that offers to get rid of the pitbull so they can rent from you. The chance of getting rid of a spouse in order to rent is even less likely than getting rid of the family dog. --76.178.xxx.xxx

This situation doesn't worry me as much as some others. Maybe she is starting a new life so to speak and getting her $hit together. I've rented to a few in that situation and it has worked out ok. I would ask for some extra security due to some of the financial issues associated with divorce. I told one applicant that I'd need an additional $1,000 deposit, but that if they paid on time for 6 consecutive months I would return the "extra" deposit $200/month for 5 months as long as she kept paying on time...worked fine and gave me extra comfort that she would get through that rough patch. --99.92.xxx.xxx

I don’t think concerns about stability of applicant’s relationships are a valid reason for declining to accept an application. nor does it make sense. use your criteria: income levels. credit profile. etc. your lease will include only those who are to be in the house. if someone moves in afterwards & not on the lease then cause for eviction. --166.205.xxx.xx
