Hey ... I have a client that is thinking about leasing/renting a building he has to either a company to store things in (to lease the entire building space) or possibly use it for boat storage/ car storage.
I've never done anything like this so I don't know the ins and outs but thought I would ask you all if you've ever done this and how to go about it. It has electric (the building) and it's secured. It's pretty much all open and is about 3,000 sq feet. How much would you charge for storage/ what is the going rate and how do you figure it out?
Do you charge for a season 9i'm thinking boats would only want to store September - May timeframes and cars maybe a little later but possibly give them a "discount" if they want to secure a space for a year or more but if it's seasonal it's more of a premium rate?
I'm just thinking of the headache of dealing with a bunch of people wanting their vehicles out, putting them back in, various times and days, etc. Could be a nightmare so maybe just find a contractor or company looking for storage is easier.
Any thoughts, recommendations and experiences would be appreciated! Thank you in advance!!

Seems like a good idea. Get the classic car people to store their cars there. Tape off or paint off spaces. Give people keys or get an electronic lock set. Easy money and no maintenance.

Ideally you would find single user for all of space.
True, that would significantly reduce the number of potential users but you only need one.
Otherwise, I don't know how you would avoid issues of every user potentially messing with other people's stuff since entire area is open.
That might cause many to avoid storing their stuff there.

In my area there are larger buildings where they store boats etc and they charge by the length of the boat for the season,they all come out on the same day in mid april,they seem to have tractors available to pull anything out that is in the way --74.77.xx.xx |

Going the classic car route will require extra services. Some classic car storage areas maintain the vehicles, clean them and even deliver them either to the front of the lot or take them all the way to the owner's home.

Many or most people that store boats also work on them while stored, at least larger boats which require bottom paint (sanding then painting). Make sure it’s storage only not working on them. Many boats require batteries plugged in to charge as well. --107.77.xxx.xxx |

years ago I had acreage not too far from a dealer who needed space to park inventory and they rented all of it. nowadays of course there is little inventory to park. but an option to think about. --166.205.xxx.xx |
