About five years ago I had the roofs covered with metal, best thing I ever done. Wish I'd done it sooner. Really has prolonged the life pf the home. No more soft spots on the floors, no more brown spots on the ceilings. We also had the under belly replaced and the skirting. These are early 1980’s mobile homes on private property. --172.58.xxx.xx

Pat, I used Henry tropicool silicone product on a flat roof. thicker mastic w mesh tape and liquid coat. it's not cheap but cheaper then new roof. when a roofer looked at the roof he cursed because nothing sticks to it. even though I was considering a tear-off the parapet walls would be a problem. that said I'd apply at least 3 coats to ensure the pinholes fill up. others here recommend a different product. tropicool definetly did not wash away. roofer aslo cursed because he had to admit I didn't need a new roof anymore. --172.58.xxx.xx

I too have added metal roof overs with 1’ overhang. As for the different coatings, I think any of them should inhibit rusting. --149.76.xxx.xxx
