This is an extension to the original post about previous post about "tenants leave furniture."

Thank you for some great helpful comments but these people are very aware of their "rights" and use whatever they can,

I'm worried that they will apply for rental assistance.to take advantage of this new extension,

(although we have numerous other reasons of violations,.which the judge ignored before,..)despite pictures and other documents, ,..judge wouldn't even look at them)

Eviction information after moratorium ends in Massachusetts, Mass Legal Services.

Chapter 20 of the Acts of 2021, amended by sec. 21 of Chapter 42 of the Acts of 2022, continues the Chapter 257 (2020) requirement that courts pause non-payment eviction cases when tenants have pending applications for rental assistance. This protection, extended until March 31, 2023, will ensure that courts do not issue eviction orders while tenants are seeking rental assistance.

"All landlords must submit a copy of any Notice to Quit for nonpayment of rent given to a residential tenant through March 31, 2023 to EOHED." --66.30.xx.xxx

You need a new attorney. The most recommended, biggest and “ best” attorney in town is usually the one who is good at selling themselves to their clients. Nobody looks at their actual track record- because they are the biggest and the “ best”. Go to mass courts.org and spend some time researching the current housing court cases. That is where you find the name of the lawyer(s) who are getting people out. I just did this a few months ago. Lawyer was newer firm but was getting non payers out. He didn’t make me any false promises. He said it takes about 6 months to get them out now, but he will get them out. --68.191.xx.xx
