Tiny piece of land,like .01 of an acre but it has a small billboard 8x8 and the guy rents both sides to 2 different people so 4 spots,i rented a spot for awhile for $80 month but he never seems to have more than 2 spots rented at a time.Pretty busy main street.He paid $100 at a county auction which is irrelevant about 3 years ago.He listed it for $16500 yesterday.I wont pay that much for it.What do you think it is worth? --74.77.xx.xx

If you treat it like an apartment and use the NOI to get a cap rate, it could give a value. Some things to look at might be any local regulations or proposed changes that might affect your ability to lake money from it. Also who provides the vinyl that covers it, who puts it up and the availability/cost of electric to illuminate it at night.

If I recall right, the rent price is determined by the amount of traffic that can see it.

I have no idea how they came to that price,I was thinking $5000 but i also realize i am cheap.I would use it for my own advertising.It is not lit up at night.When i rented a spot i bought my own vinyl for about $50 and he met me there and we put it up together.He was a realtor but was working nights at a distribution center and had 5 kids to feed so i am guessing he needs the money. --74.77.xx.xx

I have store front right next to the local post office. I get about two calls a month from that sign. Typically I have about a 50% conversion rate with these callers. They know I am real since there is an address associated with me.

The real question is what are you advertising and how much would you expect to get from each lead. If you are advertising "We Buy Homes", there isn't too much value in that beyond not having code enforcement calling you.......I seem to get those calls right after my signs go out --24.101.xxx.xxx

Ray,I would be advertising WE BUY HOUSES.I would expect to get a couple deals a year from it,before covid my bandit signs did pretty well for me. what do you mean there isnt too much value in that beyond not having code enforcement calling you? Ken, where I live, across the state from Ray, codes takes down those signs ... even garage sale signs are removed Fridays. Folks now wait until after 4:00 on a Friday for a Saturday sale. If you put them out earlier in the week, they are gone ... folks joke that the guy in the little red truck gets a bonus for every sign he turns in at month end. --98.237.xxx.xx

Nicole,I have a couple towns here that remove them but for the most i put signs up and they stay pt,i have bandit signs that have been up for well over a year,my best advertising is the bandit signs --74.77.xx.xx
