Another day, another Early Termination Fee. 30 days notice given. Receipt from bank deposit just showed up via text.

They were pretty good tenants. Only messaged me when something was definitely wrong. Paid rent on time. Respectful. Zero drama. Got divorced and she moved out. Kind of sad since they got married in April 2020 right after we bought the place. They didn't make it but a little over 2 years.

But they paid the ETF. We'll see how move out goes, but so far, so good. If your lease does offer an Early Termination Fee, I highly recommend adding one. --184.4.xx.xx

I've got it in my lease but haven't had a tenant leave early since I switched from month to month to a lease.

I do have one tenant who is hoping to buy so I gave him a shorter lease so he can leave early in the spring if finds something to buy. He's an excellent tenant, easy to work with and he's been with me for a couple of years, so I feel I can be a bit accommodating.

I suspect my tenants are sticking tight because house prices have gone up so steeply in this area and I only raised their rent $100 this year instead of going to full market and they can't afford to move. Usually my tenants leave me when they buy a house and none of my tenants can afford the new house prices and higher mortgage rates. --76.178.xxx.xxx

Sid,

This is an excellent example of why to have an ETF. I find that when things get messy, the ETF can also be used to prevent that messy crap from spilling over on to the LL. That tool can be waived - if the following occur A B C......

I find that sometimes money not collected is better than the damage that can be imposed by the tenant
