I saw that a Boy Scout camp on the lake is for sale.

Participation in Boy Scouts has dropped off significantly in the past few years and the camp is no longer financially profitable.

The price for the camp will be way out of my reach, but, I am curious what someone would do with a youth camp on the lake.

The camp is less than 20 years old and has modern buildings - dining hall, cabins, bath house, caretakers house, camp directors house, storage barns, work shops, etc.

I know a religious group that buys camps an other oddball properties for seasonal use. They dropped 50 million to buy a school because the property was central to their needs and had a playing field, parking and a large auditorium. --47.156.xx.xx

The camp has the capacity to handle 150 campers and staff.

This is not the typical Boy Scout camp that I went to as a kid. It is as nice as any church camp or 4H camp.

It has been used as a wedding venue during the off season.

14,000 sq ft convention center

full commercial kitchen, freezers, etc

Most likely I'd turn it into an RV park.

Or, it could be kept as is and leased to assorted youth groups for short time periods. Churches and clubs who can't afford their own facilities but who can afford to rent a camp for two weeks for their members. If there are fish in the lake, install a good boat ramp and you can get campers who will come for the fishing season.

Here in Minnesota there is no market for camps. A lot of churches, youth organizations, etc owned camps that cannot be sold.

What is in high demand are lots for building lake homes. If you can break it up into single family lots it would be a good purchase. --68.46.xx.xxx

Well, the BSA sold off one of the Misouri camps a couple of years ago. There was a BSA camp near Potosi, MO on Sunnen Lake. It closed in 2017.

It had fallen into disrepair, and there are two other BSA Camps fairly nearby.

I'm fairly certain the YMCA of the Ozarks acquired the property, which is about 340 acres. It is adjacent to the YMCA of the Ozarks, typically called Trout Lodge and Campe Lakewood.

I was first thinking like oregon - RVs.

But, it sounds like it may be set up with lots of indoor sleeping rather than actual camp sites. It could be nice short-term/vacation rentals, depending on where it is. Is it near any attractions? Mountain view, hiking/biking trails, historic site, quaint country village?

I think the real challenge - as always - would be advertising (in a large or nationwide way) to get the attention of the type of user you would like --71.82.xxx.xxx

It is on Claytor lake, part of the New river.

A couple miles from the New River Trail.

Near Virginia Tech.

The lake is about 21 miles long.

I would rent a property like that in a heartbeat for a family reunion. We need a facility that will accommodate 65 or more people, and water recreation is a must.

I could see lots of ways to make money off of it. Lease the land to hunters. Set up writer's retreats. Turn it into a campground. Rent the storage barns out for storage, and the workshops as workshops. Sell the timber.

Problem is, making it profitable will be a full-time job. Tons of fun for someone who wants to create something amazing, but you have a lot of work ahead of you! --172.58.xxx.xxx

Things were on the declined already... Then the Latter-day Saints stopped using the BSA as part of their program (mainly to make their program work around the world since other countries don't all have similar Scouting programs). That took away a ton of units and youth.

But, more recently, the big reason for selling the camps has been to help pay their $2.7 billion settlement for alleged child sexual abuse.
