Most of you are aware that my train service dog, Scooter, goes with me most places. He also helps me by testing applicant’s dogs. I tell my applicants with dogs that their dog has to pass my “Scooter test” and be non-reactive to my dog Scooter in the dog’s home.

Well, lately my dog is testing people as well. Most people around me are dog people. They tend to like well behaved dogs. If someone is terrified of dogs, I understand and keep Scooter away, but otherwise, he is right at my side.

So, one recent applicant Scooter did NOT care for. New Scooter test. When he isn’t wearing his vest, Scooter things 99% of strangers are new friends who are here to rub his belly.

Not this one! Low growl, hackles raised, something Scooter did NOT like about this person.

At that point, I’m sorry, my dog doesn’t care for you. We won’t be able to offer you a lease, so I’d prefer to save you the application fee. I trust my dog’s judgement about people.

No clue what it is, only the third person Scooter has ever met that I’m aware of. And living on a college campus, Scooter has met a LOT of people over the last 6.5 years. So, please move along!

I agree,the dog doesnt like someone there is a reason.Years ago a guy i knew a little bit was going to do a deal with me,he brought his rottweiler to my office and the dog just sniffed me and was fine,my friend said ok lets do business,he likes you,that was the first time i had ever heard of that as i had not grown up around dogs.He later told me the dog had only growled at 2 guys and both had tried to screw my friend over in a business deal --74.77.xx.xx

I had an applicant bring with them their dog. It was a small type dog, not medium and not small -somewhere between the two sizes. The dog was well behaved. I walked the applicant to their car parked in front of this rental home. Then all of a sudden the dog was using all of it's strength, pulling the applicant holding the lease, towards a stranger up the block a few hundred feet. That person also had a dog, but this one was huge. The applicant borrowed a normal sized dog pretending it was theirs. The stranger up the street had the applicants dog who broke loose from it's lease and ran to the applicant.

I could tell who's dog belonged to whom.

From that point on, I carry with me an instamatic Camera, having the applicant sign that was the dog moving in with them. Then each time I found a different dog, the tenants had a a choice. Either get rid of the monster dog, pay a $300 pet deposit or Move Out! --47.156.xx.xx

I have a good friend who can smell the difference between instant and perc coffee, she is a light smoker and has cats that she keeps very clean! She is a hard worker with paint and laminate floors, I have had her to 3 local investor meetings. Neither of us like dogs, I have never had anyone come thru with photo vet records showing nueter or spay so the next step is around the curve somewhere. --76.190.xxx.xxx

Cats are good judges of people too. Years ago I dated a guy for a short time. Every single time he'd come over, my cat would pee on his motorcycle helmet. He never did it any other time or to any other person. The more time we spent together the more I realized that he wasn't a good guy. He ended up killing his then girlfriend and unborn child and getting life in prison a few years later. Thank you kitty for telling me to give him the boot. --47.149.xx.xxx

I like the results, but would have to wonder, if you were ever challenged in a fair housing case, if the judge wouldn't think the "Dogs Standards" are not set.

If someone for example has a scent on them from say a different pet and Scooter didn't like that scent - how does that make more or less qualified than the next person?

If you choose to continue the Scooter test, I hope you would be prepared to answer that tough question. I don't think I could. --24.101.xxx.xxx

I too wonder if this could be a fair housing issue. I agree, the dog knows when someone is less than! But I would find another reason to reject them than my dog doesn't like you. After all is they really are a "problem" it should be easy to find safer reasons to reject. --108.56.xxx.xx

Agreed with the dog test. Although I think some dogs are just mean or are trained to keep people away obviously. But overall I would trust a dog's opinion as I trust my own gut feeling.
