A lot of that question revolves around what you want to do with it and how good you are with computers. Buildium is one of the biggest and most robust, it is also pretty expensive and all those bells and whistles come at a learning cost. Personally, I use propertymanagercloud.com. I've found it easy to learn and it does everything I need it to do, it's also cheaper that most others. There used to be a special through Mr. Landlord that gave you a few months free to get to know the product and decide if it is right for you, I don't know if that is still available. I also like that my data is stored on their server, all I need is a web browser. I don't have to worry about it being backed up or destroyed if my PC goes down. I know some people don't like not having total control over there data so they go for solutions that run on their PC alone but I like not having to worry with loosing it. --209.205.xxx.xx |

I have been using Rentmanager from London Computer system - out of Ohio. for 15 years. BEST CUSTOMER SERVICE I HAVE HAD from any company--EVER. System is easy to use. It is hard to make a mistake ( though you can) . They have financial staff to help the financial part- technical for those tech issues, ...
I have 36 units- costs about $125 / yr -- for everything. They just came out with an upgraded version-- switched me over and had help moving everything over --- NO Charge..nada-- just the yearly fee --76.138.xxx.xxx |

When I started with Rent Manager-- they gave me a trial for no charge for 30 days. I think they will still do that. They also gave me a list of reference landlords using it when I asked. --76.138.xxx.xxx |

Phil(OR) - you must have a legacy plan as I just checked with Rent Manager and their basic plan has a $200/month minimum. Plus is $300/month minimum and Premium $450/month.
I am still planning on looking deeper into PM software I just haven't had the time. I wish we could get a group together and work on it together.

Following. I would like something that takes maintenance requests from tenants, handles vendor payments, maintenance/repair logs, other expenses and accepts rent payments.

Rent Manager has two programs: stand alone ( on your computer) or one that they host. I use the stand alone. Had to purchase the program, but it was reasonable. Now I pay the yearly "maintenance fee" of $120
Dodge PA - Rent Manager does all of that... does not accept payments by debt etc unless you pay for that.

To purchase the stand alone is not Cheap- but knowing what I know-- It is well worth the price of $1,175.00 I pay the yearly maintenance for the support-- again well worth it. see below response to my email.

One of the features I have found extremely helpful for is the "reports"... can do profit and loss on single property, group of property.... however you require it. Have had very positive response from banks for finance, accountant for taxes... Speaking of taxes..it can fill out the 1099 forms for vendors... --76.138.xxx.xxx |
