With this last tenant, grad student with full ride due to athletics plus housing, I told them I didn't want a security deposit because it makes me have a lot of accounts and the current administration is going to start looking at people like that. My bank branch told me, when I had 20 units, that I had the second largest number of accounts in that bank. I am thinking of giving the other ones back to tenants. But one use of the security account is to give your tenant the means to have another apartment deposit if you want to get rid of them. I'd say you've been pretty lucky up to this point. I've experienced both of these questions multiple times over the years. More recently, I rarely get those kinds of questions because the people who ask them have been filtered out with prescreening questions.
