Up until this time, I have never had anyone ask to waive the security deposit or pay it at a later date. I've had both recently. One said some of the other rentals he was looking at had lower or no security deposit. The other asked if she had to pay the security deposit with the first months rent.

Well to the first, I wished him the best in his house hunt. To the second, It only made me think that they didn't have the move in funds needed.

With this last tenant, grad student with full ride due to athletics plus housing, I told them I didn't want a security deposit because it makes me have a lot of accounts and the current administration is going to start looking at people like that. My bank branch told me, when I had 20 units, that I had the second largest number of accounts in that bank. I am thinking of giving the other ones back to tenants. But one use of the security account is to give your tenant the means to have another apartment deposit if you want to get rid of them. Saying "I will give your security deposit back and you can find another apartment" is a pretty good thing. --108.24.xx.xx

Yes unless they are like 10K and then they have to be invested and interest paid. Interest on separate accounts is like 50 cents a year now. When interest accumulates it has to be paid out. --108.24.xx.xx

I'd say you've been pretty lucky up to this point. I've experienced both of these questions multiple times over the years. More recently, I rarely get those kinds of questions because the people who ask them have been filtered out with prescreening questions. I'm down to the 2-3% cream of the crop by the time I actually meet them where they could ask those questions. --209.205.xxx.xx

Do you have a lot of big complexes nearby? I see adds with less security deposits, discounted first months rent, etc. If they have been looking at units like that it might makes sense they ask. Otherwise just a red flag they don’t have funds. --107.77.xxx.xx

I'm allowed to keep the interest. So I diligently transfer the $.40 and the $.12 and the $.13 and the $.06 (I'm making up numbers here, but I'm probably not far off!) out of the SD Trust accounts each month into the operating accounts. --50.82.xxx.xxx
