We ask each other a lot of questions about application approving and fair housing and that is a good thing. Makes us question our own process.

Are we a match? Criteria: Net W-2 income must be at least $4,200 or if you have a voucher, you must have a 3 bed Section 8 voucher. Minimum income $1,500/month for voucher holders. Positive references from all previous landlords. No past evictions. No bad criminal history. Non Smoke/vapor home. No outstanding collections to utility companies. Two month's bank statements. Positive pay history on credit report for last 2 years. Must have current lease or current packet. Have taken reasonable and normal care of your current residence verified by a home visit. Because when the contribute they tend to take better care of the house. They tend to have other resources and the usually work and they are out in the world interacting with other people. They aren't sitting at home in the dark. I have a few section 8 and one works full time yet most all of her rent is paid by section 8, it's a formula they use to figure out the rent proportion. In general who participated in real life are more responsible. Not all section 8 participates are "poor" or uneducated or lazy. --172.56.xx.xx

this section of criteria is interesting. Basically they are saying they will deny application if applicant is rude, or tries to contact property owner. Very interesting!

Harassment of Staff and Property Owner Communication

Harassment of staff or any attempt to contact the property owner directly result in immediate and automatic denial

Harassment of staff includes but is not limited to actions taken verbally, by text, email, in person, or any other method that are:

Threats, whether physical, legal, or otherwise

Repeated demands for status updates when a specific response timeframe has already been provided and has not passed

Expressing in a hostile manner that Formatic Property Management, Inc. or the property owner will be making a mistake if you are not approved

Making demands in an attempt to force Formatic to approve you

Insulting staff

Swearing directed towards staff personally
