I have changed up my marketing a few times over the last few weeks. It seems like I have finally got it right now. Use to I would have nice fluffy copy about the home and little about qualifications. That simply wasn't working this time around. As too many people were inquiring who simply do not meet my screening. NOW the ad reads maybe one sentence about the house and the rest is all screening. The pictures speak the loudest about the home and I do not mention the appliances in the copy as they are all shown in the pictures.
ALSO I am replying more electronically, either text or email with the following:

Criteria: Net W-2 income must be at least $4,200 or if you have a voucher, you must have a 3 bed Section 8 voucher. Minimum income $1,500/month for voucher holders. Positive references from all previous landlords. No past evictions. No bad criminal history. Non Smoke/vapor home. No outstanding collections to utility companies. Two month's bank statements. Positive pay history on credit report for last 2 years. Must have current lease or current packet. Have taken reasonable and normal care of your current residence verified by a home visit. Some pets accepted with additional move in fee of $400 and $35 month pet rent, each pet. No vicious breeds. Home pet visit a must. THIS has really helped alot in cutting out tire kickers, streamlining the text and emails. Now I'm not taking in as many applications or fees -- not as much lunch money -- but ,,, wink wink,,, i'm still enjoying a longer lunch!
