So I generally do not take pets. And I state that in my advertising. Recognizing that many renters have pets and that the two home I currently have for rent are really pretty pet friendly, I made a shift in my advertising: Some pets considered with home visit to where the pet lives now.

In doing so, That STOPPED all the ESA request. When I had the homes listed as NO pets, several of these request came in daily!

Now that the homes are listed as SOME PETS ACCEPTED, I have gotten no request of ESA and no push back on the pet move in fees ($400 each) and no questions about pet rent ($35 each).

What do you think is the reason? Were the ESA request all testers? What is going on? Just thinking - why did the request immediately stop! ?

I doubt they were all testers, but probably some asking about ESAs were wanting to avoid the "no animal" turndown. Or maybe another landlord in town started accepting pets so now they all live with him/her! LOL --99.92.xxx.xxx

Just give it time and you will get more ESA request as they will not want to pay the fees.

I kept getting ESA request even though I was allowing animals. I upped the rent to cover rent for 2 animals and offered them as animals rent free. --73.120.xx.xxx

I've had (2) good tenants now... a year or two into the holding over portion of their lease... get an ESA...in nice, very small apartments...

I don't like having to take them....but they have letter from local counselor...

I have a furnished rental that I rent out to travel nurses. In my ad, I clearly state "no dogs." So I received a request from a guy. He had called me a few months ago seeing if I had availability--I did not. So now he is sending in a housing request via furnished finders, and not only does he have one ESA, he has 2 dogs. Before I found out he had the dogs, I had asked if he had any pets. Then after I realized what his profile stated about having 2 dogs, I told him that the current tenant may be extending. That is the truth, but there is no way I'm going to allow 2 dogs. The problem I have with dogs, is that people don't clean up after them.

I’ve done that for years, many years. My advertising states “pets considered”. When I ask them to tell me what “animals” they have, I consider them.

I have some tenants with pets but just as many with no pets. I only ever had one genuine support animal request and it was not an ESA. They ended up renting elsewhere. I’ve only ever had one person pull the ESA thing. I mean why do you need to announce you have emotional issues when I will likely allow your pet? I have so many good applicants I can easily pick and choose the best candidates.

I learned a long time ago it’s not the pets, it’s the people. Even still, if I have two equal applicants and one has let’s but the other has none, the no pet applicant is who I go with. They day I don’t get the right to chose the best fit for my property is the day I sell. --75.89.xxx.xxx

We allow pets. Extra deposit, and now pet rent. Increases the pool of applicants-- many of them very good. Going to sign a lease with tenant with 2 dogs-- extra $1000 deposit ($500 each) and extra $50/month.

I have had more damage from cats than from dogs...thinking about raising the deposit to $1000 each. --76.138.xxx.xxx
