Can you require tenants insurance for MTM tenants,...after they have been there for months/years?
In our rental rules we highly suggest it but have not required it,.
If so do you then ask for proof of it? --66.30.xx.xxx |

A month to month is a new lease each month. If you give a month's notice of a new term, whether it is a change in rent or some other requirement, why would you not be able to? Is there an oddball law in MA? --73.194.xxx.xxx |

Hummm I haven't been able to find how much notice I would have to require this,...OR ,..how much time to require to raise rents in Ma.(which I should in a few units which are pretty low,..haven't raised them for several years.
Anyone offhand know? --66.30.xx.xxx |

When you do require it , make sure they add you as interested party so you are notified if they cancel it --50.4.xxx.x |

When can a landlord raise rent in Massachusetts?
Massachusetts state landlords can raise rent only after the lease has ended. Notice Required to Raise Rent. For month-to-month tenancies, Massachusetts landlords must provide 30 days notice from next rent due date.
Highly recommend getting a copy of H John Fisher's book on LLing in MA Property Management Manual for Massachusetts Rental Owners ://www.amazon.com/Property-Management-Manual-Massachusetts-Rental/dp/0692293353 --72.93.xxx.xx |

It's a change of terms so you would have to give a proper written notice, either 30 days or 60 days, depending upon what is required by your state law.
Or at lease renewal time if you are on a lease, and also with a proper written notice, which I suspect could just be sent out with the notice that rent will be going up at renewal. --76.178.xxx.xxx |
