February 15, I gave a PITA tenant notice to get out by April 1, She and her sister were tenants for 3 years, but became slow payers during COVID. Very slow. In January the older sister moved out and I offered the younger a chance to sign a lease in her own name. She agreed to give me info on her new job and fill out application. She did not. On Feb 1, she paid half rent and when I sent notice that partial rents were not acceptable, she sent back get the rest from my sister. We had dealt with the split rent issue too many times in past, she never filled out her application or gave me income proof, I had numerous complaints from lower unit on noise issues and it was spring cleaning time so out she went. She also was a drain blocker and overloaded the washer.
In March I received a call from a local apartment complex for a reference and their first question was does she pay rent on time. "No, but they always pay late fees and they communicate. " Then I get an irate text from her about "badmouthing" her. I sent her a text picture of her account record showing that she had been late every month of her last year. So I told the inquirer nothing but the truth. But, she sent back the problem was mine because I would not accept partial rents and it was her sister who was always late. Waaaa! What a baby.
Yesterday, I got a landlord reference call on her again. She had listed my address, but gave a false Landlord(must be having trouble finding an apartment). He looked up the owner on property records and found me. I told him the same about her payment history. Also, said she left unit in good condition and got her deposit back. Said I hope I helped her grow up a bit so she would be better in future. Her main strike for him was the Landlady lie and he was going to consult with his wife. --216.23.xxx.xx |

I've had landlords track me down from the tax records, through other landlords, and on facebook when they have left out info or given incorrect info. It's always a good feeling helping helping out a fellow landlord. I also think you are helping the tenant grow up a bit when they get caught in their lies. --209.205.xxx.xx |

Wasting your time thinking you're helping them change. I guess you can hope but if you stick to provable facts how can you go wrong?

Got a weird call the other day asking about a former tenant. Didn't say they were a LL. Said the X put me down for a reference. Only had my new number for about 3 years and we were not on good terms prior to the eviction. It came in restricted and I was at work-I really know better as I didn't have a chance to really focus on WHO the caller was. All I said was her current location, last known employer and that she was evicted due to non payment. PLUS, I said all a matter of public record. I knew X had moved again-took me all of 5 minutes to find the new probable address. Caller just said she had some papers to sign and return. Nothing was said that won't take a few minutes of searching to come up with-so strange and wish I had paid more attention to the caller.

Interesting case occurred out in California about 25 years ago. Dominos hired someone without doing a complete background check on them as a driver.
The driver who was in uniform but was returning home from his last delivery. He picked up a person walking in the rain and gave them a lift. I can't recall if the passenger survived the attack that later ensued, but Dominos did get sued for not checking on the employ who was on Megan's list.
The point, I am bringing out - you have to do complete background checks. If someone post on here that the folks are not qualified repeatedly, I think the property might not be qualified for what you want. You may need to INCREASE the rents and advertise the requirements that much more clear - and then you will still get the NQ that asked, is this still available.
Its no win.

when covid revealed the attitude of many states to run interference for tenants at our expense i drafted a letter to the tenants advising that from here on out their postmarked envelopes would be their rent-on-time reference and that ALL late fees would apply. one gal snottily asked "what's to keep you from just sitting on the check for a week". i told her nothing and that's why you hand the letter to the clerk and see it postmarked. they can write any date they want on the check...i simply circle the postmark, note the date it arrived and file it for use as needed. for those of you that accept electronic payments simply advise the tenants to provide their own trail of timely payments. this is another reason to not accept money orders...no trail.
this reminds us to be up on the SPECIFIC laws in our states...california has some oddball rules about stuff we can ask for. the bolsheviks also want eviction records sealed. YEAH, WOULDN'T WANT FOLKS FINGING OUT THE ROACH GOT ESCORTED TO THE CURB BY THE MARSHAL. --75.80.xx.xx |
