tenants are leaving behind 3 ty old roper W&D dryer set. How much would you offer them? I though of $100 but want to be fair. I'm advertising that the apt comes w/ W&D. If tenants are leaving something behind, it's mine to dispose of. Their value is "not having to move something obnoxious." My value is "getting someone else's junk for free they can't be bothered to move."

Whether their junk is useful to me or not---it's not something I'm in the habit of encouraging. It's nice when it works out in the big scheme of things--- like the time I gave my handyguy a washing machine that could be fixed with a $10 part, and he was able to pass it on to an elderly woman on a fixed income. Or the time my outgoing tenants left a bed, deck chairs, and dressers behind in a house, and the next people in that house had lost all their possessions in a tornado.

But ultimately, I prioritize getting a clean, empty house over getting a used appliance I didn't ask for. --137.118.xx.xxx

I buy the set used for $300 (average) to $400 (super snazzy Maytag).

I do agree with Deanna - you are in the driver seat to negotiate. I'd offer $100 each item and guage their reaction.

FWIW - I figure it costs ME $50-75 in labor to move in a set so consider that.

My used appliance guy charges $35 delivery.

I charge $50 per set per month on a new lease and have no shortage of takers.

It isn't worth anything to me. I'd try to sell it to the next tenants for $150. If the next tenants did not want to buy it I'd sell it on facebook market place.

My reasoning for not offering the old tenants money is that I am having to deal with their laziness for not removing their belongings. I don't want to move or haul around appliances. --65.188.xxx.xxx

I would not give them anything for it,i dont want it and i would probably give it away if they left it.I am not in the used appliance business so i wouldnt leave it in the unit if they left it.I would charge there security deposit to get rid of it actually.Tell them you will not pay them anything and there is a good chance you will end up with it anyway.When i bought my current personal residence 22 years ago the seller wanted to sell me a riding mower,i said i wont give you anything for it and they left it anyway,my brother in law fixed it and is still mowing his lawn with it --74.77.xx.xx

For the last 10 years, I have used a Roper W/D in my primary residence. Roper is the best W/D set I have ever owned. I would pay $100.00 for a 3 year set and turn around do what Brad20K does, rent them back out to the next tenant.

When they mentioned this to me at first I thought they were probably used appliances bought 2nd hand. While I have not run my own items in them I have been in the apt, getting it ready to rent while the current tenants are there and have observed them running. The machines still look new and in better condition than I thought they would be. I'm not familiar with Roper, but assume it is a low end entry brand. They would not be sticking me with these if I said no. They have been very graceful and appreciative residents. I figure offering a W&D set is netting me an extra 25 to 50 in my listing price.

On a separate note I think I'd rather provide a W&D as a convenience vs charge extra rent. If I'm charging then there is more pressure on me to fix/ replace if one breaks.

I learned long ago to not provide washer and dryer in rentals. While they last a long time in my own house, they break very easily when abused and tenants have a tendency to abuse things. Laundry machines cause a lot of problems. --76.178.xxx.xxx

I believe that they have discontinued the Roper product. Not to say you couldn't still get parts. I buy parts for appliances off ebay to save. Sometimes get the part number off the more expensive places like Repair clinic dot com or Appliance parts, etc.

One thing that I have learned the hard way (like so many things), DO NOT ever let a tenant switch out an appliance of theirs for yours. Even if they promise to leave it. They will take it and you not only made a trip & loaded unloaded yours, but you will also have to do it again!

Ask me how I know, DH turned over a perfectly good oven driving a little recklessly and broke the front glass door on an oven. --216.126.xx.xxx

I wouldn’t pay anything, or even consider it. The most I would do is agree not to charge there security deposit for removal. You’d be doing them a favor by disposing it. I’d certainly be friendly about it, but this is one of those little perks of being a landlord. and it’s not a perk if you pay for it. I probably would not offer them anything. Why?

1) Let's say you say in your lease that they are not guaranteed to work and are there at a convenience only. Ok, so the 2nd month they live there they stop working. Tenants are still going to be upset... "Well we would have AT LEAST expected them to work for 6 months...we would have taken a cheaper place if we knew they were going to break so fast."

2) On the other hand, let's say you charge them $50/mo. If they break after 2 months, are you going to install new ones? Used ones? They will probably push you very hard for brand new units at that point.

I think this could lead to all sorts of arguments/dissatisfaction, so just think through very carefully what you would do in all these various situations. --99.92.xxx.xxx
