After they fled upon eviction notice on the door few years back, we waited to get them settled in a new place. We know they're in this area of Montgomery County, MD, but don't know the address. This is my first time, and we're ready to chase; understood there's not much to gain, but we got to take on the losers.

Questions to the judicious LL panel here-

1) How do we find their new address in order to serve court papers, etc. We have their full name, DOB, and the last known address, which is our property.

2) Do we need an attorney for this? Is that gonna be pretty expensive? Pls advise.

3) What else can we do against them, so that they don't get an easier time to do the same to other LLs.

I have never used the services online but they are there and probably charge 35 to 60 dollars to get the information. Maybe someone else will know how good those are. Just type in their name and a few of these services will appear. Did you see if they have a Facebook page? --108.24.xx.xx

How much do these people owe you? How much in back rent? How much in damages to the property?

What is the Small Claims jurisdictional amount in your location?

I often "waive the excess damages over the court's jurisdictional limit" to keep my matter in the small claims court. If the small claims court's jurisdiction is $5,000, and the ex-tenant owes $6,500, I'd often rather sue for $5,000 in Small Claims than for $6,500 in Municipal Court. I just tell the Court that I am giving up the extra $1,500. Because Small Claims Court is MUCH easier than Muni Court.

I do not know about MD.

Did you try fastpeoplesearch.com mentioned in one ofJeffrey's newsletters? It shows addresses, sometimes shows relatives and acquaintances. Also just google them...you never know what you will find.

If so, just call them and tell them as their past landlord they gave me your contact info and you need their new address because you still have their security deposit (which you do but aren't returning). Allym [NJ]: I did try some of the sites but no luck. I didn't check any facebook thou, I seldom go there myself, will try next, good ieda.

Mike45 [NV]: Total would be around $5k, which should be within small claim court, I've to check. But before I spend efforts there I need to locate them; that's my first hurdle I guess, right? Without address, wouldn't small claim court be waste of time?

this reinforces the need for proper screening and a complete application and credit reports. if you have their social, drivers license#, a DOB and the mothers maiden AND A SIGNED AUTHORIZATION TO SCREEN you can get a long way to finding them. Fast people search is a good and very inexpensive place to start.

in years past i simply pulled a fresh credit report using their in-file signed authorization to do so but i am informed that that is not permissible now. i will do more research

private investigators are easily found.
