Received 55 official responses (filled out the pre app form) for my 2 bdrm upstairs apt. Of all of those only ONE was qualified:

-income (actually HAD a source of decent source of income and substantial savings)

-response (asked meaningful questions and was cooperative)

-rental history (actually had a 2 year+ rental history)

-no criminal background (almost everyone who responded had some dust up with the law)

and that person didn't even have a credit record developed yet (chemical engineering degree)!!

She wanted to move closer to her new job to save on gas. --72.231.xxx.xx

One out of 55 is better odds than I've been getting lately. There are LOTS of deadbeats out there looking for their next landlord victim.

Congratulations on finding one. I would get the lease signed as quickly as possible so she doesn't back out. --209.205.xxx.xx

Move quickly and get her signed on. I heard something on NPR about gas prices where one of the recorded messages they played sounded like a middle aged woman saying she had a job, prices were causing her to skimp on food to pay her mortgage and gas and then suggested the government start giving out free gas… the expected handouts continue to grow. --75.67.xxx.xxx

About right. For several decades I would get around 150 inquiries and consider myself lucky to get three who qualified. So, one out of fifty is about normal. Most would disappear at the first contact as soon as they found out I wasn't handing out keys for cash. Or with some of them. they were looking for keys in exchange for empty promises. --76.178.xxx.xxx

55/150 is way too many applicants. up your criteria & raise the rent….. --107.120.xx.xx

Oh I think I just meet my next resident! One house down and one to go. The applications have been very poor. Yet they apply! Crazy. So many applications here too. And yes I raised the rent and upped the fees and all. --172.56.xx.x

I suggest then Plenty you post the criteria. if I get more than 20 applications for a house then I know I am not being selective enough & I need to also jack rents up some more. on side note: people can’t afford to buy houses now and that is why rental demand is so high. be selective & don’t leave $ on the table….. --107.120.xx.xx
