I'm looking for a good roofing company in Charlotte, NC. It's a ranch-style house, 1200 sf. Since landlord, me, is out of state, I need roofer to be super honest and trustworthy.

My tenant will take photos of the progress and help keep me informed, along with the roofing company. Is this enough, or am I asking for trouble?

Get a Performance and completion bond.

Make sure they are licensed and insured.

Pay as you go, not 1/2 up front. More like cost of materials when materials are on the job. 1/3 of labor when old shingles are off the roof and in the dumpster. 1/3 when new shingles are on, 1/3 when permit is signed off by building and zoning and all cleanup is 100 percent complete and dumpster is gone. Get all warranties/guarantees in writing and keep them in your files. Get NEW drip edge and vents, new underlayment with ice/water shield at least 2 feet up past the walls of the house. Get pictures sent to you of EVERY step.

If you work with a good honest roofer, this should be standard.

Most likely, you will need to have a permit. It is issued by local building and zoning. The roofer should pull the permit. Make sure you get a good clear picture of it and CALL AND CONFIRM with building and zoning in the town/city and verify it is actually pulled. (Trust but verify). --24.180.xx.xx

Regarding permit, make sure it is the actual roofer pulling the permit, and they are not getting someone else to pull it... Learned that lesson --50.4.xxx.x

A Payment and Performance Bond is good and very necessary. But the Contract has to layout the Material Used, Start and Finish Timing, to make the bonds worth their value.

For Example:

Shingles: 30 year fiberglass three tab shingles

Underlayment: #30 pound roofing felt

Attachment: Roofing nails and not staples

New metal edging and flashing: color "White"

Any roofing lumber shall be true sized 3/4" thick

Any materials brought to the site by suppler will need a "lien release".

NO DUMPSTER shall be placed on property, instead hauled away with a truck - do not want damage to ground, surface, asphalt or cement.

Old roof shall be removed down to the wood.

Time is of the essence. Job to start before July 01, 2022 and finish before July 10, 2022.

Roofer shall supply a payment and performance bond for not more than 3% of the contract price.

In the event of possible rain, roofer will cover the roof. Owner will pay the cost of the tarp, up to $250, but the roofer will install before any damage could occur. (Maybe purchase the tarp and store in the garage). --47.156.xx.xx

An old classmate of mine, F. Wilson has a son with a roofing company in Charlotte. The company is V(Five Star Roofing, LLC. I've seen some of his work on Facebook and he appears to know what he is doing. He is worth at least checking out, of course do your own due diligence. --99.150.xxx.xxx

As there is more severe weather while more expensive upfront a seamless steel roof will outlast shingles along stand up much better under high wind speeds. In 2005 installed steel roofs on apartment buildings and house where the house next door has gone through three shingle roofs. Any big box store or hardware does not even bring up steel roofs as someone at HD store told me it was seven years. Here in town every roofer does not want to install a steel roof as they want repeat business where under high winds shingles blow off. A rural location wind speeds are higher then in town. Compare a non pro rated warranty then ask why shingles have pro rated warranties. Look around commercial buildings then the most will have a steel roof. Straight metal panels are not most fancy but easy to install although the appearance looks different. A light steel roof will absorb heat where the building is cooler during summer months. Today it is 30 degrees Celsius where the steel roof is much cooler then a shingle roof where at night open windows. I do not sleep during day so can manage without AC. --216.110.xxx.xxx
