Had a showing this AM.

Mom & 2 boys, 5 &7 yrs old.

She texted to confirm, brought current lease, brought whole family - except the dog. I say, "Ok we'll meet her during the final step - the in-home visit", (so she's put on notice) and go on with the tour.

While checking out bedrooms one boy says, "I hope the dog doesn't chew on this door like she did to the other one". Me - oh, does she like chewing on things? He - "yes! we can crawl through the door now!" --68.229.xxx.xxx

Kids are best screening tools that a lead can bring.

When I see them flying around chasing one another in front of mom and mom does nothing........the screening is just about over - before they even filled out an app. That is a good thing as we save each other time and money --24.101.xxx.xxx

This is why if there aren't any talkative kids (some are shy) when you meet them for a showing, you MUST do a 2 minute in home inspection. The paper/digital app doesn't shows you doors chewed up/chewed through by dogs.

As for me, I use lock box self-guided tours and do the 2-minute in home inspection after everything else looks good and is approved. It saves time and it's impossible to lie about the condition of the house.

When Brad first described the in-home visit about 10 years ago I thought he was nuts like some others at that convention. I would approach the house in question and ask the kids if they know who lives in the light yellow house - Oh yah we have their dog till the landlord leaves - close to an instant DQ...

6x6, that kind of information I DEFINITELY would not want getting back to the mom, as then she could tell the kids to be quiet next time.

If only this hapless dog owner would buy a sturdy crate for times when doggo needs to be contained. No more chewed doors, though doggo will sometimes break or wear down teeth chewing on the metal crate. And some Houdini-type dogs require extra carrabeeners (sp?) to secure the crate. --70.92.xxx.xxx

Mom was right there. Didn't say anything. Nothing she could do or say, it was too late.

At the end of the tour, when I asked if she wanted a link to the application, (because, of course, it is offered to everyone who gets to a showing)she said she had to look at another place first & will let me know.

She knew it was over. But I give her credit for continuing to be respectful to me & the kids the whole time. They were pretty well-behaved boys, too. --68.229.xxx.xxx

I had a family pass the screening with flying colors. When they arrived to see the house, their big pickup truck had an ATV in the bed. Dad casually mentioned that they were headed to his volunteer work tending to ball fields for a kid's baseball league, he'd just picked up the ATV from the shop to take it back with him "to the shed".

His 9-year-old son comes charging around from checking out the back yard, which is adjacent to a large piece of common ground for the HOA, hollering, "Dad! There's a big field out back where I can drive my ATV!"

We made the showing end as quickly as possible. They knew that they'd lied and had been caught, and didn't apply. --98.115.xxx.xxx
