NONE. IT's more about the owner and their care. I always -- ALWAYS --do a home pet visit to where the pet lives now. They must have the pet going in, not acquire it after move in. No Puppies. Must see that the current home is taken care of and there is a crate and other pet items necessary to keeping a dog. And i must not smell the dog. I don't take many, but i have several homes that are more pet friendly than others. What are you got goin on? --172.56.xx.xxx |

Free ranging dogs may not be too harsh at a property, the human intervention makes them a whole different animal. Steep fees helps - this is referred to as wallet training and on occasion it works - they move to a more affordable place or they follow the rules. --76.190.xxx.xxx |

There is no such thing as a breed of dog that never destroys anything. Dogs have to be trained about how to behave in the house. Dogs are also doing a lot of exploring when they are puppies and things get damaged as they explore.
So, I don't take puppies. One year minimum age for dog except for terriers who must be 18 month.
I meet the dogs and the dog must be clean (groomed) and have good manners. The tenant has to be able to tell me how they take care of the dog.
Bird dogs have high energy and need a lot of exercise but most of them are good natured. How does the tenant exercise the dog?
Terriers are high energy and they dig and tear things up, so they need training and an outlet for their instincts.
Herding dogs are highly intelligent and high energy and this is the group where nipping might be a problem unless the dog is well trained.
Toy dogs with good owners tend to be quieter and perhaps a bit less active, but toy dog owners are often lax about house training. Nothing wrong with the dogs because they house train just fine, but some of the owners won't do the training.
The short faced Asian breeds will be the calmest in the house: pugs, shih tsu, llasa apso, but they are dogs and can tear things up if they aren't trained.
Giant dogs are often good in the house, After they get past puppy stage, they mostly sleep all day, but watch your insurance company banned breed list because some of the giants are on there , for no reason that I can see but you can't go without insurance. --76.178.xxx.xxx |

If big dogs can see out a window they may scratch the sills or wall nearby if they see something outside.
Small dogs have small bladders and need to go more often so tiny pee stains but can be kept more easily in a crate when owner is not home.
Anxious dogs may scratch the molding at a door or the door itself that the owner went out of.
Big dogs may get "butt stains" on the wall at that height or leave a band of doggy skin grease there.
I get olefin carpet low pile and the rug cleaning people say it is easiest for them to clean. I can have it all out of there in four hours and new carpet in and get the unit back online. People will stay longer if they can have pets. Cats need more than one litter box each. --108.24.xx.xx |
