I don't understand whats wrong with people. I have an open unit and my ads clearly state: NO PETS - NO EXCEPTIONS twice in the ad. Yet I either get emails asking if i will make an exception for them or I spend my time sending them my qualification questions that include "Do you have any pets?"...where they answer "Yes. I have a...". I've been doing this 20 years so its nothing new ..but is WAY worse now than I've ever seen. Is it just my area? At least my process weeds them out eventually but people now just think they deserve exceptions. Sadly, Ive allowed pets before and had issues so its a non negotiable for me now.

I would not advertise the fact that pets are not allowed. That incentives people to lie and sneak pets in, or worse, claim they are ESA

I don't ask them "do you have pets" rather I ask " what kind of pets do you have". This puts them at ease as they assume you allow pets, so they will tell the truth

I have adapted and now take pets on a case by case basis for 50 more monthly rent. like you I have seen my share of severe pet damage. currently I have, dog, iguana w hamster, birds (they are messy), had a rabbit and considered a cat. I recently wrote about dodging an esa dog because the woman didn't answer my form truthfully. I ask if they have pets or animals, and she showed up w Esa chihuahua she didn't disclose thinking she was getting over on me. I still draw my line w smoking and vaping. --172.58.xxx.xxx

DAVID: I see your reasoning. It's a shame we would need to do that to get the truth. When I advertise no pets, I got 12,000+ hits on my ad. I did mention it was due to allergies of the other building occupant-pure and simple truth. I can't imagine the hits if I allowed pets.

There is not much you can do about service animals. I do allow pets but it does get out of hand. Here is the perfect policy that some=one I know that has a group of 400 units does.

2 pets are allowed.

Photos of pets are required before move in.

$500 Pet deposit

$30/month rent per pet

Leashes are mandoitory

There is a gated dog park for them to run

He also has vinyl click flooring in the living room/Kitchen

Carpet in bedrooms

I will admit that he has a very tough property manager and a servalience system. I know that we all can not do this however it is a good example to try and emulate. Pets are a constant issue for me but I have to stay on top of it. When I don't things happen. Just like children, tenants will push to see how far they can go and they will not stop until confronted and when one does it......blah, blah, blah --199.188.xxx.xx

same thing here, I have decided that all my rules don't apply to those who re right over the word NO. For some reason they don't think this means them ? NO smoking - oh we don't want our stuff to smell like that, we only smoke outside (me in my head - really? that is smoking and it's your lungs/health who cares about your stuff smelling like smoke? this is about my house) And the pets,,, even when i changed up my advertising to just include pets, all the "oh i have an emotional support pet..." stopped. There were no more ESA once I said pets welcome. However I still want no pets, but now they don't lie! So i can actually screen them a bit better! I require a home pet visit to where the pet lives now. Most of these pet owners can't afford the rent, etc and the pet, I figure $1000 a year for pet cost into their budget and they don't' qualify for the rent anyway cause their expenses exceed their income. So Next. But yes i feel your frustration, THiS batch of application seem to go along with -- NO doesn't mean ME attitude. NO is for other people, not me. in general the quality of prospects has declined and the volume has increased.

in general the number of people who believe they are ''entitled'' has increased

those people erroneously consider themselves a ''protected class''.

they believe they are entitled to a better deal than anyone else

they believe they are smarter than anyone else

they believe they are shrewder (in the good (business person) way,....not the wise guy way) then anyone else

and most of all,....they believe the rules do not apply to them.

combine that with the reality that business in general has gone past competitive to preditoryand yu have the environment we are in now.

That’s what I do for the same reason. I ask them how many animals they have and what kind. I like to use animals and not pets so I learn about any ESAs that they may be trying to hold out telling me about and claiming well you asked about pets and Pookie is not a pet, he’s an ESA. --75.89.xxx.xxx
