I showed a 1 Br to a promising prospect yesterday. They filled out the application and sent me their documents but didn't click on the background check yet. I am tempted to send them an email saying you are pre-approved for this apartment pending a review of your LL references and background report, but I kind of feel like it comes off seeming desperate. I know Jeffery has mentioned this as a way to keep the attention of a prospect and retain them, but I feel like there is a fine line to walk between that and flaming out, so to speak.

Get the background report completed and get ahold of landlord references and call them and tell them they are approved asap and get the money,checking them becomes a priority if they look like good prospects --74.77.xx.xx

SMALL: Don't worry about seeming desperate; in sales, it's called "closing the deal".

After reading Jeffrys brilliant idea and wanting a couple who seemed to fit what I was looking for but didn't have all the info yet, I used Jeffry's strategy. Sent them a nice email stating "from the info I've received so far, I'm pleased to preapprove your application on the basis that your pending credit report info...

Another example: showed a unit, guy and wife liked the place and from our conversation were well qualified. We were outside and showing was over...then he started walking away, down the driveway. What was I doing? I was trained in sales...so I shouted, "so, do you want to fill out an application?" He turned around, came back, filled out the application. Next thing I know they were moving in!

It's not dating where you have to play it cool. You have a business, other people want the apartment. If they want it, they had best finish the application process because you can't hold it for them.

Dee Ann thanks for the encouragement. While I was hesitating I got 2 more applications with documents in and the background checks. So while I believe the one I wanted to reel in may be the best, they didn't do the background link yet, so maybe my place isn't what they want. Going forward I will implement the pre-approval technique for prospects I believe to be qualified. This is the apt I have kept empty since last fall. I actually have another unit opening up in this location so I am filling both apartments at the same time. In fact the one I had listed is nicer than the one I was going to list and I should have adjusted the rent higher. I made the unlisted uit the same rent and let them pick their preference. Also getting good traction for my B rental in another city. Maybe the tide has turned, and the rental pool is improving. --24.194.xxx.xx

in my pool of applicants, it seems to be getting more common, even after paying and completing credit check, tenants will just change their mind. It seems that tenants with good credit and cash on hand are applying to many houses to get first dibs and then make up their minds later, even if it means they are out hundreds of dolla

I agree with Dee Ann. IMO the key is how you word things...

"You are pre-approved pending your background check...please click that today so we can get you finalized" - Sounds a bit desperate.

"Your application is pre-approved based on the info received thus far. We are awaiting your background check approval and are continuing to process other applicants until that is received. - Sounds a bit better --99.92.xxx.xxx

there are lot of rental applicants out there that are a donut short of a dozen . I would never tell any of them they are "pre-approved" . I have had applicants get it into their head that submitting an application entitled them to the house.

A credit report also provides former and current addresses of the applicant. Some applicants leave this off their app , it is a great way to find former landlords to get references. --50.4.xxx.x

Once I only received the husband’s application and ran his credit and when the wife’s application came in and i ran her credit she owed over $30,000 hubby was not aware of. As a couple they were a BK in process. Lesson learned. --67.169.xxx.xx

yes I filled 2 units in my 4 family this weekend. I had only been listing the long time available apt, but the 2nd unit opens up 7/1. I really didn't want to list it and still have the albatross. I also had a couple split up so I filled the garden unit in my fire building and kept half of them in their current unit. now I have a 2br that opens up July 1st. nothing solid yet. --172.58.xxx.xxx
