I have a very entitled family who has not paid in two years, hiding behind COVId and now that's over,.. they use the reason not to pay because minor things are not fixed (that they totally have caused,..) I think on purpose,.. to use it as a tool for that.
So besides a really good income, they got RAFT to pay almost all of the back rent,.telling them they had no income, . (Fraud?) .
Anyway, can we report the back rent to the credit reporting agencies? Looking at one old response, some contributors said no as "I was made whole by the payment."
But the TENANT never paid,..I thought the purpose was to protect our fellow landlords or other business people,
Anyway this Raft stuff is over, Can't be used again .
These slimy people will be leaving soon as we are moving to evict, but I'm pretty sure will do somewhat the same to another LL.

Unfortunately, since you were paid by your fellow taxpayers aka RAFT, you can't report them for not paying their rent. However you could have issued them a notice to quit for nonpayment & then followed up with summons to court. This would get picked up by anyone doing a background check on them as potential renters. --72.93.xxx.xx |

I guess I don’t understand….you got your rent yet you say they did not pay?
If you think they are lying, and have EVIDENCE, you should report it to the govt agency but not anonymously….if you really know for sure you should be willing to testify…but just “thinking” is not enough.

I still don't see how the payment by taxpayers (RAFT) protects the future landlords from these scammers.
Esp since RAFT will no longer pay anything more in their future,.
I don't imagine , esp with a mom and pop landlord that might do at least a credit check but I doubt they would do something that would include something that would show court information .
Again THEY didn't pay rent. Not one bit,..RAFT sent the money directly to us....and they lied to RAFT to get it.. --66.30.xx.xxx |

Knowing this information (IF somehow you could find it out) would YOU rent to these people?
WE did let RAFT know the particulars of how much both adults made,..willing to give them evidence of where they worked and their stated income (we had checked the male at application,..his income alone was plenty to pay) rent,..the female also has a fairly good job.
RAFT said they really don't investigate income, hardship or ability to pay. Reported same to the DA's office,..no response.

I commend you for wanting to cooperate and help protect other landlords.
If the next one contacts you for a reference, tell them the facts. They can decide for themselves.

I guess you are right DJ,..but with 5 multi's and 34 units and over 35 years,..I have had very few landlords ask for a reference, Yeah I guess you can say that it's their problem then but maybe they figured out that if another landlord wanted them out, maybe the reference would not be accurate and even the opposite of the real experience with them..
We asked the old LL of these people who gave a glowing reference to them, about a year later we found out from a friend of that LL that she was so stressed by these people she decided to sell.
I'm wondering how I would handle a reference to these people.
I have a 7 page letter to my lawyer about all the problems with these people, bringing in pets, causing damage to the unit, and unapproved alterations, loud fights almost every night which caused maybe 20 visits by the police, blocking parking because they are in conflict with other residents etc, etc, etc,

yes,..the whole thing seemed rushed,because it was a situation that we just wanted our property back and they wouldn't move after we gave all the proper notices and within legal times,we didn't think we had to justify anything, so we didn't provide much except they were staying there after proper notice and not paying rent.the Judge allowed her to argue why they should be allowed to stay.It happened too fast IMO and I think the judge wanted a quick exit.

Just a heads up; if they belong to one of the protected classes, the government has zero concern about possible fraud. In the current administration's eyes, the more people on the dole, the better as it buys votes.

Once out then can get a judgement for rent arrears, damages and cleaning by going to small claims court as they are collectable if they work. Before asking for references ask if they have any rental units or houses for rent then if do not know what you are talking about then the reference is a friend or relative. If frequently moving around in a year then why. If utilities are separated out then unpaid utilities and unpaid rent go together where they can not sign up. --68.69.xxx.xxx |
