I don't talk about this stuff to family or friends....don't want to look like I am bragging

Got my first 100k plus check at closing today.. little excited. Was fix an flip..an netted like 122k

I take pictures of myself with check an hang them in my office,well atleast ones over 50k

On to the next

One of my goal is cash my million dollar check... not that it will happen....don't want a million bucks sitting in the bank.

Try to keep some savings with this mess. They took money from my SS and raised the cost of Medicare. I still have a nonpaying tenant but they just sold a property they own where their daughter lived, so I am hoping. Hope nothing goes bad with other tenants. Have to stop feeding sunflower seed to birds as it's too high and Ukraine is a large producer and probably will have issues. Did you know sunflower seed oil is very well used over in that area? Has nicotine in it too. Can't get out of the food store without a hundred dollar bill. Will be getting a distribution from 401 K in August near my birthday. I'm feeling the squeeze. A woman who works at Princeton Univ. and is in my garden club, told me several years ago that she was glad to hear I was getting a minimum distribution from that every year because, she said, that all those will be going away. I figure she works with enough of those eggheads to pick up what they are planning for us retired folks, which is to take our 401Ks. She knew somehow and I guess the eggheads are behind it. --108.24.xx.xx

Acquire more rentals, pay down debt, pay off primary house to reduce $ needs on the personal side, systematize and automate property management side, tap into 401K (if needed) for real estate empire, Open solo 401K once out of day job for PM company, get another house into roth 401K, grown PM company once done with day job. --65.188.xxx.xxx

Congrats Jason!

Haven't made those bucks from flips, but I hold more than I flip.

Did make a bit of change selling my PR. Happy accomplishment was having the new house free and clear, before I sold the old one.

My main goal is to make life easier for myself. No W2 since 2012. Spouse still works but likes it and provides insurance.

I really need a kick in the back side to become automated on my applications and leases. Pretty sure it will happen soon.

My next goal is to actually get people that will work for me. The good ones are booked up so it's hard to wedge myself in there to become their favorite client. The bad ones are just bad. If I have to stay on the job to babysit then I might as well do it myself.

That backfired when I got rid of the last roofer in the middle of a job. I ended up doing it myself. It was a long, tiring weekend to beat the rain. --107.147.xx.xxx

Met my goal to do at least 1 flip in my life, just for the challenge of it because I was bored. Made $50,000 on my first try in 2007. Acted as the general contractor, worker bee, realtor (sold it myself with a lawyer presiding at closing). Learned alot; most fun I had in my life.

Watch out on using the 401K for rentals. I keep hearing about the people in DC using that as a yardstick to tax 401K as income. I have separated the rental checks out of my personal banking and using two different banks as well. My 401 K minimum distribution goes into one and the rent checks the other bank. I probably can't find a link to this information but it is talked about on the news programs I watch and they are not mainstream.

Woo hoo! That's the kind of story I like to hear. Congrats and on to the next venture.

I met a goal last year of completely replacing my W-2 day job income with rentals only. Actually, due to a sale of a small piece of land, I cam in about 140% of my W-2 income. My goal this year is to hit 120% of my W2 with rental income. Once I hit 150% (age 50 or less)... I think it's time to do a Brad 20K and start waking up when my eyes open each day instead of when the clock says I have to get up. 3.5 years to go to reach that goal!

Side Note to Zero: They way I got to become the favorite client of one of my most reliable contractors was that it took me nearly two years of "recruiting" him to come and work for me as an "employee" (he works 32 hours a week).

He had got tired of the grind of working for himself, increasing expenses, not always getting paid as promised, dealing with people who were not always and liked the idea of having a reliable paycheck. He still takes on other side jobs from time to time. He is been a great all-around maintenance person and one of the best decisions I have made. I no longer have to hope he can fit me in his schedule. Going on two years now and it has been a great win-win relationship thus far. --70.161.xxx.xxx

Jason - Congratulations! That’s such an accomplishment. I’ve done several flips as well, one was a bidding war on the sale (before that was common). The profit was around $40K back in the early 2000’s. It was so fun going to the bank and depositing that check. Now though $40K doesn’t seem like much. Partly inflation and partly at a higher level.

I’ve met most of the goals I set out for myself. I started getting the traveling in that I wanted to do until restrictions came along, so I’ll get back to that soon!
