For the last few months I have noticed a difference in applicant. Out of 16 applicationts, all but 2 are on a Housing voucher. This is about 25 percent higher than usual. Have you all seen a change in applicants? --24.233.xxx.xx

100%. Not only for apartments, but for houses as well. And this current go around likes to fight and demands I take their voucher.... Ummmm. Nope.

I do believe the uptick in vouchers is that the "released" more vouchers... which is kind of dumb in my eyes as there isn't housing available as it is.

I am seeing the exact same demographic. Says they have S8 and DSS the 2 added together don't meet my minimum income threshold. These are the S8 tenants that do not work so they are not contributing a portion towards rent. The other slice is first time renter w no rental or job history. --24.194.xxx.xx

My ability to legally screen applicants continues to diminish in my City/State of California. So I've done something unthinkable! I ask non restricted "questions". For example I'll ask an account "What is it called when you have extra write-offs that you want to apply to another year"? They seem to have a problem saying or spelling "Carry over"! The same applies to all other fields of employment. The right question will tell a lot about the applicant. --47.156.xx.xx

I have a place coming open this week. Have three pre-applicants.

The one that has been most active is on SSI, has been since maybe the 80's. Six years at her current place. Has no way to print off an application. Meeting her Tuesday to have her fill out the application.

Kind of hope that it all works out. She sounds good, but again no application filled just yet so no checks done.

I am getting a lot of callers who leave a voicemail about the place. I text back the info and state that they need to give me an email to send an application.

Most never respond back. Do they not have texting or do they not like what I say about the place? My voicemail states it's a 2/1 townhouse.

I think maybe people are getting more lazy as time passes.

Nobody has asked about S8 this round. That's good since I refuse to do business with the current housing authority. --107.147.xx.xxx

Is the government issuing more vouchers than usual?

I'm pretty sure that the west coast states have had the waiting list closed for years. Maybe they are issuing lots of new vouchers so the government can say "look what we are doing for you. It's not our fault that the landlords are greedy and won't take your voucher. Would you like for us to put more restrictions on the landlords so that they must take better care of you?" --76.178.xxx.xxx

Definite decline in quality and quantity. No visible source of income, checkered past, no rental history or TOO MUCH rental history, entitlement, evictions, lack of information on the application, ESAs as far as the eye can see. --72.231.xxx.xx
