I am always looking for new ways to find my next lead and I stumbled across a method that even surprised me.
I saw our local funeral director mowing the grass over at a home that was rather beat up. I stopped and asked him if his mom had moved from her old place. He said No - someone had died and owed a couple of months of payments on the place before passing on in hospital.
When the family went to him about funeral arrangements, he gave them a price. The family didn't have that kinda money but was willing to sell the house to him before the bank took it back.
I asked him if he had any other places that he would care to part with. He said he would keep me in mind. I don't know about finding killer deals this way, but the guy said he has four homes now a days that he mows.

Good lead source,tell him you will pay him a referral fee,1 here ,1 there each year and they add up.I am buying a place because a seller went to his attorneys office and told the secretary that he needed to sell his house and she told him to call me because i buy lots of houses in that county,i dont even know her but i signed a contract and called her to thank her and i told her i would send her $500 when it closes,she was very happy about that.Turns out her brother works for a friend of mine who mows my lawns and she said she sees my fcebook ads.If she sent someone to me before she knew i would pay a referral fee imaging what she will do after she actually gets a check from me.Funny thing is the attorney she works for used to be an assistant DA and tried to prosecute me when a tenant i was evicting told the cops i threatened to kill him,when t went before the same judge doing the viction he went and spoke to the assistant DA and charges were dropped but the assistant DA tried to get back at me later so when i wrote this contract i had my business partner sign it so i doubt the attorney even knows it is me --74.77.xx.xx |

Don,I am aware of that,I call it a referral fee,nobody will send me leads for free so i pay it.As long as noone complains nobody will do anything about it,it is pretty common in my area,a couple flippers i know even advertise it --74.77.xx.xx |
