Looking for folks opinions on garbage disposals. I just got a call about a 10 year old garbage disposal not working. I am torn between replacing the disposal or just removing it completely. This is in a medium sized (88 unit) condo building. Thoughts????

Momma picks the home. Momma wants a disposal. Give Momma what she wants and charge for it. She will pay for what she wants.

When we stopped using the cheap 1/2 horse power model and spend an extra $20 bucks for the 3/4 hp model our service calls for disp dropped to ZERO.

DON’t be afraid of something - adapt to make it your advantage.

We lost it as an amenity to nest our competition.

When we were shopping for OUR home Wifey had DISPOSAL on her written checklist for choosing our home.

I suppose that there may be a dependence on your tenants.

My tenants are all middle class, educated, able-to-afford the unit, and expect disposals. The disposals are not really very expensive, and keeping them up is just one of the usual matters of maintenance.

I have found that tenants tend to misuse garbage disposals. I have saved myself a lot of work and headaches by removing them from every one of my houses. I haven't had one prospective tenant ask about a garbage disposal or one tenant ever state that they wish they had one. --99.165.xx.xxx

I'm with Gene. For all the upgrades we've ever been asked to do, a garbage disposal has never been requested. And yes, people use them incorrectly causing problems.

When I gave out instructions on what not to put down the disposer to our newbies last month. They said they didn't plan on using it as the compost..I'm seeing acomposter as an amenity of the future. --75.11.xx.xx

Consumer Reports did extensive testing of several disposer models, in a dated monthly magazine. Some of the Moen and Waste Kings rated high for their less expensive models. Their RPM was much fast than are old favorite In-Sink-erators, and did a better job.

I’d put a new one in. Sometimes cost for removing it may be more…additional work is needed to cap off the electrical and reconfigure the drain plumbing. Don’t buy the cheapest 1/3 HP unit…step up. --174.202.xx.xxx

I would remove it,i find them absolutely unnecessary. you have to go to the garbage can to get rid of a steak bone so why dont you just scrape the rest of it in the garbage can? they make no sense to me at all --74.77.xx.xx

We are on septics, garbage disposals are not expected. But we personally have one anyway, just careful about how we use it. Only for sink leavings to not have to deal with sink strainers and goo, but not actual scraps - those go in the garbage.

We have one that has some sort of refillable enzyme bottle especially for septics but the liquid never seems to move. Guess we really don't use it much. --50.82.xxx.xxx

I have them in all of my places. When they die, it is an easy remove and replace. The down side is that I get calls that the g.d. Is not working and I get there and find an olive pit or a bottle cap jamming it. I guess I could charge for those calls but I do not in the name of good relations. All of my places are close together.

I feel that without a g.d. The tenant is more likely to clog the sink drain. --73.194.xxx.xxx

It’s one more unnecessary maintenance item. Even the larger ones will leak when a glass is accidentally dropped in them (ask me how I know). The only way I’d even consider it would be as an optional add-on, $25/month. --44.195.xx.xx

The problem is if you don’t replace it they will expect to be compensated.

I started giving explicit instructions on what can or can’t go in them, how to operate them and reset them when they get jammed. Once I started doing that I haven’t had any problems.

In modest rentals though I don’t think I’d be putting them in anymore as standard. I’ve started feeling that way about microwaves and garage door openers as well. And I’m about ready to remove all fences (not really but it’s a thought). --75.89.xxx.xxx

I have no more disposals and am happy about it. Last one I had was so full of yuck it was a health issue almost.

Don't have one at my house so don't supply them at the rentals.

LisaFL, I hear you about the microwaves. Only have two or three of them left. One is my daughter's place so I will keep it there. The others will be replaced with range hoods as they die out. Having had to replace them because of tenant's antics has forced me to say no more.

Only one place has a garage door opener. I planned to supply them for others but never got around to it.

Getting rid of the fences would really allow the places to look better as nobody ever seems to keep the weeds and scrub trees out. Alas I can't see me removing them.... yet. --107.147.xx.xxx
