So I met the bright young woman (I'm being facetious) who does the accounts receivable for the water authority. I have currently 2 duplexes and a SFH where the H20 bill is in my name.

They send me three separate bills for each account in one envelope. I send 3 checks, one for each account, directly from my "bill pay" portal at my bank. I label each one with the street address and account.

So i was wondering why they call me saying I have a credit balance and return my check, then two days later say I'm haven't paid on one of my accounts.

I might add that this place looks like the Taj Mahal and is only one of the branches which probably look as ornate. They DON'T take credit or debit cards, they only take mailed paper checks!

Change the name slightly on the bill pay;

1. street name duplex LLC

2. street number street name duplex LLC

3. Amazingly Awesome Landlord LLC

Now they have different account numbers and different payor names. I do not know why it works but it does.

I had water shut off at a duplex with a $26 credit balance; The water guy told the tenant to call the landlord and he would be back after lunch.

I have gone to Town Council Meetings about this nonsense.

My business checking account allows me to name the payor.

Same.... we have a few properties that we pay the bills on and when we have a vacant unit that they "throw on there" cause the lady that does the city billing doesn't want to start a new account, she applies it all to the one I am always responsible for and then always shows a credit....

I dont know how many times I have had to have the discussion with her about it... but it doesn't change.... SO I know monthly I will get a past due notice and will have to call in.

Years ago, I worked accounts receivable for a small pharmaceutical company that sold directly to doctor's offices. I called the person in charge of payments at one doctor's office about a past due bill, and she insisted that it had been paid - "I have the cancelled check!"

MANY years ago I switched auto insurance companies. Back then, it was not uncommon to receive a letter from the state indicating your auto policy had been cancelled/lapsed and to send them the info for the new company. I faxed two dec pages for both my vehicles. Today, it would all show up on one page but back then, I guess it was two.

Anyway, I received another letter which I ignored either because I was busy, lazy, or I knew I had sent in what they needed. After some time, a policeman I knew came to the house and wondered what was going on. He received notification to take the plates off one of my; vehicles, not both. I explained to him I switched insurance companies and had faxed in the dec pages. I showed them to him. He said to figure it out and let him know.

I called (or went in) to our dept. of transportation and was told that yes, they had the dec page for one vehicle but not both. I told her I faxed them at the same time. She looked and lo and behold the second vehicles dec page was with the other vehicles. She said they would never look at both pages if the first one matched. They cancelled the notice to remove my plates, I called the policeman. All was well.
