I have a neighbor next door that by my driveway I cut grass.

the neighbor came out and said get off my f property. Saw I decided

to move about a foot and let the grass grow. The neighbor called

the city and then made me cut the grass. Saw I try to hire a property

boundary person but they wanted $1,000.

My question is: Since the neighbor and my property do not know

First check along the curb and sidewalk for survey markets. Or go to you City and obtain a map of your block showing markets.

With a tape measure, 300 foot long. You can check from markets in both directions with a plot map of the lots.

When I checked a neighbor 3 homes away did some major work so they had a survey marker. Then at the corner house, there was a second marker going the other way.

Using the marker to my left and right I measured and marked on the sidewalk two locations, around 1 inch apart. So I got the approximate location.

Then I got my neighbor outside and showed them the boundary. Then I showed them my plot map. Then I asked them to produce their Title Report with a plot map. They refused.

So I sent them a certified letter that they claimed I was trimming my lawn which they claimed was on their property. I showed them survey markers and my measurement that my lawn ends on my property. If they will not come to an agreement, I will then have have a professional survey, which will cost $1,000, and I expect them to pay half.

They when they refuse that, you will pay the $1,000 and have a survey conducted with markets, steaks ,etc. Get several copies and how it to you neighbor and have the licensed surveyor show them the boundary. Take pictures of the markets. Then drive a 6 foot pipe in the dirt/lawn something you neighbor can't remove.

Then send them a bill for half of the survey. Then sue them in small claims court for half the the survey. --47.156.xx.xx

Sigh, so ridiculous.

Here, I "only" pay $450-500 for a survey.

Robert's idea to sue them for half the cost isn't bad, but I don't know if it would hold up in court.

This is one reason why it is good to have a survey of property owned.

If I knew it was my lawn, I would continue to maintain it, while documenting (if possible, recording) any interference from the neighbor. --68.229.xxx.xxx

I would just keep mowing it,if he doesnt like it he can pay for a survey,suing him will not get you anything,you cant just sue your neighbor for half the cost of a survey and think you will win,he has no obligation to pay it and no judge would tell the neighbor to.Cops wont do anything,it will be called a civil dispute,they cant do anything until the neighbor can prove it is his property.Might be worth putting up a fence so you dont have to see him. --74.77.xx.xx

I had two different malicious neighbors; I got surveys on the properties and recorded them at the courthouse; I had my attorney send a nasty gram to neighbors.

1. On the last survey, neighbor purchased the house next door in March of 2021; She believed she owned 7 feet of the duplex dwelling so she blocked the front and back door of the duplex. I had an attorney send her a nasty gram. Now she has only onstreet parking because she needs MY driveway, not a shared driveway to access her garage.

2. Neighbor purchased property thinking the whole backyard was hers. She did not want to share her yard with duplex renters. After the survey she was scary and furious. After the attorney sent a letter. She is still angry but she stays off my property and says nothing. --208.72.xxx.xx

Mow and ignore the neighbor. Sounds like a drunk. When I mow, I try to remember to keep a claw hammer in my loop , just to show the world I'm not unarmed.

If he hollars something feisty at you, pretend you didn't hear. Make him repeat himself multiple times.

( Huh? Hand cupped to ear....Huh? , screwed up look on face, hand still cupped to ear... Huh? shaking head, screwed up look on face, hand cupped to ear... I can do this all day.... well, until I just put my hand back to mower, start it back up, and make noise.. Darn, I own a quiet battery operated mower.... make a little noise anyway.) Maybe.

He's got problems that don't have aught to do with you, and he's trying to make you the butt of his misery. If he has a harder time harassing you, maybe he'll move on. Lots of miserable people out there.....

Two neighbors, two different experiences. One newly bought house behind my vacant lot actually came over and ASKED if it was OK to build a nice wooden fence along his back lot. I pointed out my empty fence stakes and indicated where my property ended. He thought the existing chain link fence was mine (it wasn't) and we got along great. He built a nice fence, 6 feet high, and I even convinced him to include a removable panel just in case he needed maintain the side facing me. He also left a tiny gap for the resident wildlife (possums, raccoons, feral cats, skunks) so they could continue their usual trek back and forth. Nice.

Second guy right next to that one, was caught by ME, pulling down MY chain link fence and tossing it aside. Was also removing the cemented in posts. Too late to save my fence (which was old anyway, but he did offer to 'give' me the torn down pieces. How nice of him. Then he put up a really poorly build 6 foot wooden fence but decided NOT to follow the slope of the land and leveled it with the horizon. So now there is a fence, which touches the ground on one end of the 60 feet, and is TWO FEET above the ground on the other end! It was to contain him dog, but that gap negated the whole idea. After more than one conversation with him and his wife, I told him I was going to attach some chicken wire to my side of his fence to bridge the gap. He didn't say no and kept saying he was going to 'fill in the gap with dirt. Three years later....still only my chicken wire protecting my area from his dog. He also managed to dig 3 post holes, and set posts in concrete on my side neighbor's property which were a good 3 feet into the property illegally. Not a good deal. I saved my side neighbor by indicating the actual property line (back guy should have knows) and making them remove the already set posts and moving them back to the correct spots. My side neighbor (been friends for over 40 years) thanked me profusely and bought me dinner. Nice guy. Some people are good neighbors, some not.

I had a survey when I bought the property, know where the markers are and measured everything myself when I started to build fences. Survey was exact to the inch. Don't know why everyone isn't concerned about property lines or at least asking the other owners about them. --174.65.xxx.xx

Because this yo-ho of a neighbor doesn’t respect. Using the f bomb instead if having a polite discussion. Calling lawn cops instead of having a nice discussion.

We had our own yard surveyed many years ago. Lot pins were entirely missing on one side ( at the time a hefty hefty fine if caught moving/removing them) other side, front pin was accurate, according to our surveyor, back pin had been hammered over several inches. Within weeks, the newly placed back pin was hammered over again. I’ve git stories about each neighbor not respecting property boundaries, but I also have many stories about those same neighbors not respecting other boundaries. Thankfully, all of those neighbors have moved, well , we loved the guy who was hammering over the lot pin, so we weren’t going to quibble over that! But, the other, disrespectful neighbors have moved.

And, I am absolutely certain they didn’t feel they were disrespectful. In fact one used to tell me I was frequently. Happened to be taking my teen over to a friends’ house, and it was known that our former neighbor lived in the friends’ neighborhood, on a cul de sac. Five out of eight houses on that cul de sac were for sale!

We’ve got great neighbors now, I think the thing is they are more of a fit together. Lots of dogs, lots of dog walkers, golf carts, go carts, muscle cars, big family get-togethers. Lots of neighbors chatting, but no more gossiping, which the other neighbors specialized .

So, starting conversations neighbors is always best. But, OP neighbor was already at aggressive f bombs. --172.58.xxx.xxx
