Hi Robert,
Wondering whether you were at the Income Property Trade Show in Pasadena on 5-24-2022.
I don't spend much time at those events any more but since pandemic shut them down for 2 years I went to it.
If you were there, did you see any vendor in particular that you thought was worth checking out???

I decided at the last minute not to go. They really had some great speakers and subjects. But I guess I'm just a bit upset (depressed) at the current market and the lack of help City, County and State agency's are doing to help landlords in need. Basically they are doing less than minimum.
Then as I try to use vendors that I have a long term relationship with, they are in survival mode with limited stock, parts taking forever to ship and dissatisfied warranty or standing behind their products. I got a delivery of an open box appliance missing a part. I asked if they could order me the part before I would accept the appliance (refrigerator). They told me that I would have to contact the manufacturer myself, they no longer deal with warranty or problems. I didn't accept the item and got another one from a small family run business that has access to the same warehouses.
My main appliance guy has retired, a small partner of this large company with several locations. I continue to by generic appliance parts to do repairs myself.
The ONE good thing about those shows, if a vendor, company or person rents a booth and spends the time and money with setting up -- this means they want your business. I remember going to many AOA conventions (20 -30 over the years). When I'd start to speak to some exhibitors, they were nice and courteous, answering my questions. --47.156.xx.xx |

Yes, the topics might be useful but contrary to previous years they seem to me like they are mostly there to give less info than before in order to attract business from you at a later time.
I assume you might be referring to Coast for parts. I have been satisfied with them over the years but I tend to avoid significant repairs on older frig and stove and just replace.
For recent appliances I have used Feders and Pacific Sales and been satisfied but I'm sure you buy many more appliances than I do.

Pacific Sales/Best Buy (owned by the same) are good. I go to their combo stores and shop the best prices and best warranty.
Feders is an authorized dealer for so many products, meaning they won't and can't warranty anything, it goes thru the manufacturer. So when a product is DOA (dead on arrival), they can't or won't do an exchange or refund! For a month they refused to help.
That's until I told them I personally know the President of the association that they advertise in their monthly magazine.
And what will he think that they don't stand behind their products? I got a replacement the next day. Someone in their company told me they called that association and dropped my name... And they confirmed I've been a member since 1990, 30 years and know the Pres and have used them to buy property from other members. --47.156.xx.xx |

Robert,
I suppose I've fallen into a false sense of security with regard to stove and frig warranties at apartments. Probably nothing but luck but other than a gas burner I was able to replace myself on a stove twice, I have not had any real problems for a stove or frig until it was so beat up it was time to get a new one for the apartment.
As to Feders, I had bought some appliances at Carlsons in Santa Monica before they went out of business and Feders then opened a store in Santa Monica which has also since closed and relocated to Van Nuys. Both of those stores used to give out one gift certificate at each AAGLA meeting in Santa Monica. Members in attendance there got a ticker stub when arriving and if your number was called you had a free gift certificate for $300 from Carlsons but that dropped down to $100 from Feders when they opened in Santa Monica. I won a few times but since I did not buy appliances often, Carlsons closed down before I had a chance to use all of my $300 gift certificates.
Obviously from your post, you like AOA but I have always thought I got more out of the AAGLA membership than my AOA membership.

Carlson's had the small store in Santa Monica but had a huge warehouse a few blocks away. Feders purchased Carlson's. Feders also has 3 locations in North Hollywood. Their store on Lankershim. A display location on Vanowen. And a warehouse north or Sherman Way. With Millions invested in property and stock, they really stink! I used to make major purchases from them. I would send clients over to them. No longer. Pacific Sales and Best Buy combo stores. --47.156.xx.xx |
