No. But mine don't take all the bulbs. If one or two are burned out and they didn't replace I don't make a fuss. I have never found a place stripped of light bulbs. People around here are starting to throw garbage out of their cars again due to lack of free plastic store bags.. --108.24.xx.xx

I do NOT charge tenants for missing or non-working bulb when they move out. In fact, during their tenancy I want my tenants to allow me to replace their current bulb on my dime. I will upgrade the bulbs to LED 5000K true light bulbs.

Why would I extend this service to my tenants? My partners on larger apartment complex were so short sighted that the refused to alert me to several tenants requests. Two long term tenants ask the buildings manger and other partners to have me stop by when I'm already in the building and re-place a few bulb. The managers and my partners kept this from me, knowing in my solely owned property I will gladly replace bulbs.

So a 83 year old named Betty got up and a step stool to replace a light bulb in her kitchen ceiling fixture. This was in the center of the kitchen so Betty had no wall or appliance to steady herself on. She fell while climbing off the step stool and had major injuries' as a 83 could expect. That lawsuit only cost us cancellation of our primary policies and a out of pocket loss of $200,000. Never allowed to collect rent for the life of the tenant!

The second victim had just turned 90 and the partners refused a $2.79 LED bulb replacement. Ending costing us around $40,000.

I don't want anyone to get up on a ladder. And many times when a tenant had their own light fixture installed, the installed reverses the Hot and Neutral wires so when a person grams a bulb and touches the metal screw base, they get the shock of their life, and fall off a ladder, any age.

Yes, $5 per bulb. Plus, if there are any issue AT ALL, even just one light bulb, my lease specifies there is a 10% or $50 administration fee, which ever is greater.

How do I justify $55 for one light bulb?

Easy. If a bulb is missing, someone has to run to the store, buy the bulb, and return and install it. That is easily one hour's time. My handyman charges $50 for a service call that would cover this activity. So yes, they will pay for that time, plus the bulb.

All they had to do was change the bulb(s) themselves. Easy cheesy. They chose not to. When they make work for me, I expect to get paid. This isn't parents' house where someone cleans/fixes up after you for free!

Most of my ceilings are 9 feet tall. Most of my tenants average 5-1/2 feet tall. Most tenants only have a 3 foot ladder. 3+5.5=8.5'. Meaning the tenant has to reach up 6 inches to reach a light fixture/bulb and not fall off a ladder. For the price of a light bulb, I'm not going to risk a tenant killing themselves. Remember here is California, everyone over 21 can drink, smoke pot and commit crimes under $950 and have little to no consequences. --47.156.xx.xx

I have it in my lease that when a bulb burns out, the tenant must replace it with an LED bulb.

I won't charge for a couple of burned out bulbs, but if the tenant has removed and taken every light bulb in the place, then I charge... and I have had that happen, but to try to trick me, they removed all the LEDs and replaced them with burnt out incandescent bulbs. Who knows how they got that many burned out incandescent bulbs to do that, but tenants can be clever. --76.178.xxx.xxx

Yes, $10/bulb...and our lease also states that all bulbs replaced by tenant must be of same type (shape and wattage) as the bulb being replaced...nothing worse than one of those 5-bulb fixtures over a bath vanity with 4 different types of bulbs. --99.92.xxx.xxx

We wll glady change bulbs, especially as some fixtures have low wattage restrictions, due to energy saving bulbs. So far, two separate tenants, separate buildings decided to put higher wattage incandescent bulbs n fixtures not rated for them. Both burned out the fixture, one also burned part of the ceiling as a result. --75.11.xx.xx
