So I get a very reputable company to check the AC units for problems and a new guy came today. He changed filters, checked the pumps where necessary. He did not remove buildup from the outside of the outdoor unit or test the level of coolant inside. I asked him several times if he had the test meter with him and he said he doesn't want to contaminate it with possibly the wrong gas from my compressors. What is this nonsense? I know some coolant is lost when it's pressure tested and that the cost of it is double but what's with this guy? I don't want to find out the hard way that there is not enough coolant. --108.24.xx.xx |

it's not bull. The older units use r22 new 410 or other.
They can not mix them.
If other than R22 has been used the system would have to be drained and freon recovered. Then new type put in. so if you've never paid for new type you probably have R-22.
We are talking window unit or outside compressor type?
I will mention this: on a unit where you don't have gauges you can eyeball the lines. The 3/4 line-- the bigger one when the unit is running will sweet about 6 inch's on the line. sweet is nice for it will be wet. I've used this for years and its pretty close to accurate. Another hint-- on a normal summer day around 80 your lower pressure-- suction should be around 65. Lets face it-- its a rental do you really need it perfect as a tech would do at 200.00 an hour-- NO you don't.

Outside compressor, myob. I will check it when it is running again and find that sweat line on the copper pipe. . It's only 67 degrees here in NJ today when it was 90 on Sunday. So there was a label on the fan blade that said 4/2015 so that would be R22 in there I guess. It's a second floor with a tenant on some meds and he likes to be about 67 degrees. He says he's been coming home to 73 degrees and it has been 90 for several days. Ducts are in the attic and I had more insulation put in and also an automatic fan. This tech was telling me today that people are putting foam insulation under the roof timbers. I thought that was a no no. --108.24.xx.xx |

just because you set it to 67-- it won't do it on a 85 degree day. even running 24 -7.
you need the T1 inlet to fan assy lets say 80.
then T2 at the ceiling return vent should be 18 to 20d degrees difference. don't get snowed or bullied by tenants.
an ac will only do so much.
The T1 minus T2 just put your thermometer in it to check.
ONE huge problem. Tenant turns off ac when they leave for work and think at 6pm when they get home -- turn it on and instant cool.
WRONG WRON WRONG the ac needs to be left on at say 76 or 78. WHY? cause if you turn it off all the inside oft he house gets hear soaked and it take 5 or 6 hours to get that heat out.

Thanks myob, the tenant was "educated" a few years ago as to what heat soak is and how to avoid it by not turning off the AC when he is at work. It's a huge apartment too. Thankfully he got a better job and is earning more money and not trying to economize by skimping on AC. --108.24.xx.xx |
