Getting a lot of previous landlords with no contact info other than an out of state (or country) address from the tax rolls. I'd rather call and get a reference as it is much faster. Not that it is a total concern because I'm getting a virtual parade of unqualified applicants who are "desperate" to move.

Latest one is Eclipse Property Holdings LLC in Markham Ont Canada!

It is always the applicant's job to provide me the information I need to verify their references. If they fail to provide info, or provide outdated or confusing information, and fail to respond to my ONE request to provide that, I automatically DQ the application because they are not being cooperative. I list Cooperative as one of my TOP 4 criteria, along with "always pays the rent on time", "behaves as a good neighbor", and "takes good care of the property." --184.4.xx.xx

We are finding a similar situation here.

We require 5 years of previous landlord references as well as

5 years of work references.

The previous two applications we received (a couple) gave an incorrect current employer (she left under poor circumstances months earlier), their current landlord and previous landlords did not respond to two e-mailed reference requests, his 1 previous employer did not respond, and her previous employer did not respond.

We DNQed them and in our written letter explaining why we were unable to qualify them, we stated we were unable to verify current and previous landlord references, and current and previous employers.

The responses we received was could they please add their correct current employer? More easy answers. No, on our application, we are very careful to instruct applicants to carefully fill out the application as we screen off their written application.

Could they please fill out a new application? Absolutely, for a different unit when one comes available, but not for the one they just applied for.

It is like pulling teeth to get information. Maybe we need to let them know we will not be prodding their references, they need to give them a heads up. While we are waiting on their references, other applications will be processed and possibly approved. --12.196.xxx.xxx

If I can't verify, I can't rent to them.

Every tenant has some sort of way to get hold of their management or landlord. They aren't mailing their rent check to an out of state corporate address and simply never getting any repairs done at all because there is no way to contact anyone. For the most part they have a phone number they can text to.

If they won't give you landlord contact information, they know the landlord isn't going to say anything nice about them. If they don't have even one friend who will pretend to be their landlord on the phone, they really are a scumbag that no one wants anything to do with.

If a landlord refuses to give any reference at all, that is your answer right there. I don't mind saying "I'm sorry they are leaving and yes, happy to have them back if they apply here again", but many landlords are afraid they will be sued if they say anything negative. --76.178.xxx.xxx
