An income property around the corner from me (literally 6 houses walk) just sold last week for $900,000. It's 2 houses on one, 3 bed 2 bath, and a 2 bed 1 bath on a 9000 sq foot lot. Built in the 50's and 70's. Nothing fancy. Both rented out currently. Property tax will be horrendous for the new owner.I figure 15 to 20k a year. I doubt they will be able to cover it with the rental income. Mid-income, totally residential area, but located only a few blocks from lots of shopping, trolley, mid way between 2 major freeways, so it's attractive. The prices for San Diego are just out of whack. My property has 3 houses on 2/3 acre with an empty lot behind already scheduled by the city with it's own address should I ever want to build another house or duplex. I can't imagine what price I could get if I was desperate to sell (which I am not). I get calls and postcards/letters weekly offering to buy my house and the 2 rentals behind it. What's wrong with San Diego and the price of housing? In 1998 I paid 200k for my 3 on 1 property. What makes someone willing to spend $900k on 2 small houses?

Hi Ray-N-Pa. I'm about 15 minutes south of city center in San Diego. Chula Vista is the second largest city in San Diego County. Huge bedroom community with pretty much no industry. Nice place to live, 1 mile from the southern end of San Diego Bay.Get a nice sea breeze all the time. 5 minutes to either I-805 or I-5 freeways. I lucked into my property at the right time after the Landlord died (young) and his wife sold me the property that I had lived in for 20 years. I 'inherited' her aunt and uncle who lived there for 30 years. Good deal all around except I had no idea how to 'Landlord'. Bought a book, learned fast. --174.65.xxx.xx

You should remember that Baidin has basically doubled the money supply for covid and Ukraine spending. Therefore the prices should double at minimum. Inflation is at Jimmy Carter levels and people would rather buy real things while their cash is still worth something. In Turkey and Venezuela, the currency is basically toilet paper so overpaying for houses makes sense in this scenario. --72.199.xxx.xxx

The property next door to my apartment building had also two shacks (homes) on a lot. A 3 bedroom and a 2 bedroom. Sold to a developer for the land value at 1.2 million. The previous owner purchased it for $385,000 in 2011. Tripled in 11 years.

Like someone said earlier, FOMO, but the other factors at play are the increase in lumber prices makes new builds higher, and that raises the prices of pre-existing houses too. Also the rates are starting to go up, but should go up significantly if we hit recession territory. The feds need a big correction in rates. They've been too low for too long. Gotta adjust your mindset to the new market price. The USD today only have a few pennies worth of purchasing power compared to the USD from 70 years ago. And it's only getting lower as inflation continues to push up the price of labor and materials.

$900K will look like a bargain next year if they're selling for $1.1 Million. Some markets do that.

Will it come crashing back down? Maybe. When? I don't know. If the rent supports it, it's a great buy. If not, it's a bad buy. But no one knows--for certain--which way it will go and when. According to the AHA, we're still over 16 MILLION SFH units short of demand. If demand collapses, that will help, but the population is growing, money is still cheap by historic companion, and a lot of buyers are paying cash. Demand has every reason to stay solid at this time. My guess is as rates increase and prices outstrip income, demand will ease and we will get back to annual appreciation of around 3-5% with hot markets going up (and possibly down a bit) for awhile. That said, the ol' crystal ball is still murky. Who knows what will happen? Gotta play the game if you want to win any marbles.

We bought our new-to-us home last July for $525K. Just checked the Z-monster and it shows comps in my area of $650K-$700K. Last year, the comps we checked were in the $510-$530K range. So far, I'm not regretting paying that "insane" price last year.

I thought prices in San Diego were supposed to be extra high. That property would sell for that in North Idaho, where we are far away from much of anything.

My area is a lot better place to live than Chula Vista, although you have much better weather. If taxes are going to be 20K a year on that property, your taxes are a lot higher than ours.

So to me, two houses for $900K doesn't sound all that outrageous for west coast real estate. --76.178.xxx.xxx

Lol Sid. I bought my rentals in 2012-2014, pretty close to what they sold for as prefab kits in early 1950s. But, in a city that has been experiencing declining populations (forgot over what length of term,) and I do know how to patch bullet holes. ;-)

My husband was watching some youtube documentaries about homeless in CA yesterday. One of the main speakers was asked repeatedly why he didn't just return to the midwest state he lived most his life. His answer, I love it here, why should I have to go live where I don't like it. He just felt the answer was rent control. That, and the government should grant the homeless group the land they were living on, rent and tax free, so they could build a tiny house community. Funded with grants. The laborers would be paid a wage from the grants to build the homes. So, the homes would provide answers to unemployment and homelessness in one. BUT, they shouldn't be taxed. As the city has enough money to do this. Uh-huh. ( and main speaker said only maybe 5% homeless population used drugs. Next speakerS admitted they used drugs. I think the first guy was using the drug of delusion.)

Homeless situation terrible here. Tent cities popping up, whole communities of unsavory people camping on city streets, along freeways, in backyards, along hiking trails. We have 'Outreach' teams who go around and offer housing, health care, job training, but the people are not receptive. They prefer to live 'free' and get free everything. Alcohol and drug are major problems. Used needles, empty baggies all over the gutters, and of course the obligatory human waste. A parade of what we call transients up and down my street (and everywhere) going trowards the shopping areas in the morning, and 'home' at night. If the city officials finally remove the encampments, (with counseling and a week's notice of what's going to happen) the homeless just move their belongings across the street and wait until the cleanup is done and then return to the same place. Does no good. Great weather here, lots of free stuff for the homeless and no arrests because of the Covid stuff. They camp out in front of businesses. Amazingly some were camping out in front of the Superior Courthouse downtown! First one, then 2 then a whole village. They also prowl the neighborhoods and parking lots breaking into cars and houses or stealing from yards for anything they can sell. (lots of stolen bikes). Ring cameras catch a lot of the activity. No good answers to get them off the streets. I've chatted with many of the ones around my area and they are usually very nice, but not receptive to working or going anywhere except the makeshift shelters they erect with tarps and tents. Many of the tents were provided by community outreach places like churches or businesses. It's a mess. No end in sight. --174.65.xxx.xx

Property taxes here are high as in Orangeville there is no industrial base where mostly residential. Compared to most other jurisdictions it costs $1,000 to $1,500 more per year where if moved in the surrounding out of city property taxes would be much lower. Here there is portion to fund social assistance where out of town there are fewer on social assistance. The homeless problem was created by hostility towards rental housing providers where high taxes, rent control where operating costs exceed annual increases in allowed rent increases. Now most of rental housing in the province of Ontario is no longer owned by smaller individuals where the very large corporations there is a renoeviction then rents double. The only feasible way to run a rental property is to have separate utilities. --68.69.xxx.xxx
