A long-time tenant will be leaving a SFH.

In the past they were notified to keep their yard free of debris, & complied.

It's hard to describe, but there's a corner of the front lot that abuts the neighbor's yard. They apparently are hoarding cars - their drive is packed with cars - not sure if they are running a fixit biz or what.

(Already made a complaint to the city that probably will take forever to be addressed)

Recently we drove by & see that in one corner of our front yard,

there's 4 bicycles, a couple of large coolers, and something that might be an old storage chest/drawers. (So they ran out of room in their yard & moved into ours...)

I sent a photo to the tenant & reminded them to make sure this was cleaned up before move out. They responded that it wasn't theirs.

I was sympathetic, but reminded them they shouldn't have let neighbor dump stuff there, & asked that they speak with the neighbor about it.

(neighbor's English is not good, but tenant speaks his language)

So - if the junk is still there after move out----

How to proceed?

I think that is your responsibility to tell the neighbor not to put there stuff on your property,not your tenants responsibility.I would stop and tell them they have 1 day to get there junk off my property then i would remove it and throw it out --74.77.xx.xx

I agree with Ken

Go to the junkers house and give them 24 hout noticr to move their stuff and the next day get rid of it.

Too, call cops and get an incident report. Then send a written complaint to your code enforcement with photos. That puts them on a notice they can't ignore --174.206.xxx.xxx

OK. I am not going to speak to the neighbor alone, and do not want to go on his property. Sounds like I'll have to mail a letter to him.

If I am living in a house and am using and caring for my lawn, I would certainly say / do something if someone dumped junk on it.

However, since the tenant did not address it with the neighbor, and did not tell you, and you did not see it until they are ready to leave,

It's now your problem. After all, you are the only one who seems to care and will want your property in good condition to entice a new, good resident.

I'm curious if this is new, and how long since you have been to the property to do an inspection.

I don't know where they immigrated from, but in some other countries this is typical, accepted behavior - to collect trash in the yard. Until someone educates them that it is not.

I recommend you check your rental agreement. If it says that tenant must keep the yard neat, send a NOTICE to cure, not a REQUEST.

If they do not comply, deduct the cost of clean-up from their deposit.

Post a No trespassing / no dumping sign.

The tenant saying "it's not mine" is like saying I didn't break the window, or use (whatever) damage.

How many of you say ALL broken glass is the responsibility of the tenant, and All behavior of others on the property is the responsibility of the tenant.

If a crime was committed, they report it to police and charge the guilty party. If the neighbor's kid throws a baseball through the window, tenant pays to fix it and goes after neighbor.

This is the same - tenant is responsible to keep it clean & go after whoever gets him "in trouble" with his landlord. --68.229.xxx.xxx

Here’s another vote that this is your responsibility, not the tenants. I doubt a letter would do much good, and if you really are too scared to chat with a neighbor about this minor matter alone, bring a friend. Tenants are afraid to confront neighbors. But, it sounds like you are too. Start up a friendly relationship with neighbor, getting to know each other. Even if you speak different languages. Then, s-l-o-w-l-y show neighbor how to manage the yard. Things like printing out your city's methods of recycling, waste disposal, in HIS/Her/ their language, and hand it to them. Or, move one or two items back to his yard, smile friendly and wave. But, one thing at a time.

This will be a long slow process, but, if YOU don't do it, it will only get worse. As it it, you'll probably just hold a line.

I've been looking at a neighbor's tent left in the yard for the last few years at one of my rentals. I've been friendly with neighbor, he knows me. ( I also do that for personal security, by the way. Not the best neighborhood.) So, now the tent is starting to disintegrate, and my yard is starting to look like Mt Everest (shredded bits of tent everywhere.) I asked neighbor if I could haul it off. He replied, 'Oh, you shouldn't have to di that. I'll take care of it right away.'

So, for the last to visits o the property, I've been taking bits of that rather large tent away. Lol! ( obviously, the neighbor's good intentions got derailed. I didn't expect it too. ) But, I have noticed the neighbor picking up a little, occasionally. So, am I changing his behavior..... probably not much. I've been thinking about a privacy fence. Not going to spend the money, just wishful thinking. At least nothing new has shown up in the yard since the tent a few years ago.... --70.92.xxx.xxx

My neighbor had taken a 12 foot section of my 6 foot high cedar fence. When I asked my tenant, she said she haden't noticed. It took a couple of years but he did return the materials. --35.132.xxx.xxx

I had a neighbor whose back lot abutted my back lot. Both mostly empty space with some 'stuff'. He started to toss things over my little fence. Just small junk, bottles, and the worst was tumbleweed he chopped off of HIS property and piled it on mine. Was a huge pile about 8 feet high and 10 feet wide. Made me mad since I had spent several years clearing all tumbleweed off my property. Takes effort to catch the baby plants before they flower. Do it a few seasons and NO tumbleweed. So I didn't want to stomp over there and I wrote a sign in huge printed letters that said, "PLEASE don't throw things over my fence especially the tumbleweed." I took a picture of it (dated) and affixed it to my fence facing his yard. Next day....all stuff GONE. Perfect. --174.65.xxx.xx

How about next door neighbors that allow...no ENCOURAGE their dogs to leave "gifts" on your lawn? We have had neighbors at two different properties do that. One neighbor was the landlord who wanted to buy our property. Continually asked the tenants and us if we wanted to sell. The other was our next door neighbor. Try as we might by kindness, police, or other means neither would change the behavior. Bullies for sure. The one next door to us drove our lower long term tenants to move.

We got relief at both places when both of the next door neighbors moved. It was a long three years to say the least. --75.11.xx.xx

DeeAnn if my neighbor of my personal residence let there dog crap on my yard regularly and did nothing when i asked nicely the dog would simply disappear,i would not hurt it but it would be gone.I have never had a bad neighbor and could not imagine what it must be like --74.77.xx.xx
