Have a home with a roof over 10 yrs old would like to know a good product to seal the roof to extend the life either spray with garden sprayer or roll on with roller. Any help would be appreciated. --173.47.xxx.xxx |

I purchased many roof coatings to add life to a roof by reflecting the heat and protection from water. But, unless you apply correctly, it won't last long.
I first applied a soap with my power washer then washed the soap and dirt off of my roofing material, without hearting the surface.
Then I let it dry for a day.
Then I applied the roofing coating with a special broom, making sure to fill in any cracks.
Then when it dried, I added materials to quittable covered areas, like a second coating. The extended a marginal roof for another 5 years. Had I applied it earlier before the roof started to deteriorate, I could have doubled the roofing life. --47.156.xx.xx |

I second DJ's question.
As far as I know there is nothing you can, or should, spray on a shingled roof to seal it. You can chase the leaks if you have them, but a full coverage is no good.
Ten years should still have shingle life even if cheap, thin shingles and no or poor ventilation. --107.147.xx.xxx |

Here it is common for roofers to buy the cheap builders line of shingles which do not last. A shingle roof is renting a roof where never ending replacement. While not the most attractive roof the straight metal panel roof with seamless is going to cost more upfront where over time the roof is going to outlast many shingle roofs. In 2005 installed a metal roof on the house where today the roof has not been changed. The house next door has replaced three shingle roofs where the last installation some of the roof deck had to be replaced. In severe weather a metal roof will stand up better where shingles blow off. In Europe they use metal, aluminum or clay tile roofs no shingles allowed. In 2005 paid $5,000 for metal roof on house which included the 7 per provincial tax. Now if three shingle were factored as shingles have gone up then would be the better option. A roof is a important structural item where a leaky roof will cause significant damage to the structural. I spoke with recently with roofer where told him I was going to avoid the disposal roof which ends up in landfill. Then again if roofers installed metal roofs there would not much repeat business. If go to HD or local hardware store it is like metal roofs do not even exist where have to ask. Suppose today it costed $8,000 to $12,000 CDN to install a metal roof then if the roof lasted 30 years or more then would get the money back then some. Insurance companies prefer metal roofs as more resistant to damage in severe weather. --68.69.xxx.xxx |
