We state in our lease no portable washers, or dishwashers allowed, I have loaned tenants a portable ac when their unit is down until we can repair the ch&a. My question is: if tenants have used portable appliances in your homes/ apartments, what are your suggestions and stories for allowing certain appliances or not. Some of the very small portable ac units that do not vent outside can actually add humidity to the air, and here in Florida it is best to reduce humidity inside for mildew/ mold control. Have you dealt with issues concerning tenants using their own portable appliances and what has your experiences been or which appliances do you allow and why?

I do not allow portable washing machines, dishwashers or dryers. Why? Because the portable washing machine and dishwashers attach to the kitchen faucet spout via an easy "quick-connect" fitting, allowing the water to go from the faucet spout into the appliance. BUT also the appliance Drains thru another hose also attached to the hot water hose that drains into the sink.

So many tenants will leave things in the sink while running the appliance, not letting the water drain thru the sink, over flowing onto the floor, flooding the downstairs apartment.

I've had this happen more than once. Tenant hid the appliance from me and did not renew their renters insurance. This caused me around $5000 in damages. --47.155.xx.xxx

I provide a roll around dishwasher in the first floor unit of the Cute Cape Cod. Last two tenants had their moving guys put it in the basement and bring it up when they moved out. I had one when I lived there and liked it very much. Everyone else has all the appliances they need so don't bring things. I have a roll around AC unit for emergency use that has to be emptied but so far no need except I used it when my first mini split stopped after ten years. It let in too much hot outside air around the window where the tubes go out. --108.24.xx.xx

Thanks, you reminded me to update my lease to ban "portable" dishwashers and washers. We provide all appliances so why do I need to ban them? Because a tenant broke two washers with weird "eco friendly" washing products - didn't tell us about the second one and bought her own roll-about washer which hooks to the kitchen sink! --50.82.xxx.xxx
