We have outfitted our downstairs apartment, formerly a long-term rental, as a 30-90 day STR for traveling nurses and such.
Just had our first tenant move out, she was there 2 months although you'd never know because she was the perfect guest.
Left the place freakin' spotless. She did as we asked with the last day linens: stripped the bed, placed in washer and started the load, we switched to dryer later. Left the key on the counter, texted us she was out and et voila, done. Left us a 5-star review too!
$800 more per month than LTR, which is okay, but the real bonus is we get our home back when we need it for family and guests, but can rent it when we don't!
I could make WAY more money doing Vacation Rental but that would use up the time we want it for family, so this STR for traveling professionals is best for us. --50.82.xxx.xxx |

Occasionally I will get one back spotless but those are extremely rare. I have never known any tenant to clean the inside of an oven or mow the lawn before they departed. You are definitely doing something right. And you are the queen of the quick turnover. --71.207.xxx.x |

Thank you for sharing your experience with that.
I wish I could get tenants to follow the move-out list better, but they don't. It is an improvement from not having the list though. --73.120.xx.xxx |

We've been thinking of doing that. We stopped the LTR 5 years ago because it was one less unit to worry about. Instead, the unit has come in handy when we find the perfect renter but the unit they want isn't ready or available yet.
Glad you got your place back intact and clean; Kuddos! --75.11.xx.xx |

W,
Another gem in your Queen of Turnovers crown!
Your post makes me realize short term rentals means many more turnovers…so a great system pays off!

This week, I had a place returned in excellent shape. This wasn't a STR rather a 7 year resident. She is moving in with the BF
Normally I would be thrilled but it is a bit of a shame this time around......Place is so clean, but then needs to get painted and we routinely provide updates and unscheduled maintenance at these turn overs.
In this case we are taking out the garbage disposal and putting on a new hand rail and steps on the front porch.
Nice job to Our Queen! --24.101.xxx.xxx |

If I was going to do short-term rentals I would do like you're doing with traveling nurses and professionals. I would not want to deal with vacationers --172.58.xxx.xxx |

Are you using Airbnb to get tenants? --172.58.xxx.xxx |

Gkarl, just Furnished Finders right now. NOTHING could get me to sign up with AirBnB! --50.82.xxx.xxx |

WMH, I'm in a couple of Airbnb FB groups. There are a lot of complaints about Airbnb as well as entitled guests. Not interested. --209.122.xx.xxx |

Me, too, GKarl. That's why I would never sign up with them! The group complaints are enough to scare you off.
But I don't need them to do what I am doing. Furnished Finders has worked and if it doesn't rent in the fall, oh well. Not dependent on the income, it's just a nice boost when it happens. --50.82.xxx.xxx |

I signed up with AirBnB a couple of years ago when COVID hit and the travel nurses were not coming here and their contracts got cancelled. Only had a couple of vacation stays, but I do get a few medical travelers contact me there.
Most of the time, I’m already booked or in the process of booking someone directly through furnished finder.
Most of my medical pros come from Furnished finder or one of the Facebook groups.
I offer my travelers the same, clean or I’ll have it cleaned. We end up with about half and half. I always build in a couple of days for a deep clean if they had a pet with them. Safer. --149.76.xxx.xx |
