In my current rehab, I have a 20 x 20 ft. ceiling (master bedroom & bath) with brand new finished drywall on it. I need to make a decision soon on whether to stipple the ceiling (an additional cost) or just paint the ceiling white and have a nice smooth ceiling.

Also, once a stipple pattern has been established in one room, does that need to be repeated in every other room? Applying stipple to every ceiling of this house could get expensive.

Ask yourself this,will i get more rent if it is stipple vs smooth? i think the answer is no you will not get more rent so i would do smooth,it is cheaper and faster. You are doing a rental,stipple would cause more long term problems like holding dust.Get the place done and rented. --74.77.xx.xx

Roy, I would vote for smooth. I personally like the looks of a nicely done stippled ceiling. However, I only have it in my house since the ceilings were so bad and would have needed too much work, so we had it stippled. --138.43.xxx.xxx

I pay to have textures removed.

I want nothing but nice, smooth surfaces everywhere.

Looks good, easier to clean, match repair patch, etc.

I have vague recollection of a conversation a while back about drywall finishing and remember that the quality of the taper and job was a regional thing with better finish in the NE and less so out in the Midwest n rockies. thus the prevalence for textured finish in some communities. always smooth in my opinion. --172.58.xxx.xxx

Ken,

Yes, my intention is to rent the house, however, when I rehab anything (even a $5K dump), I always rehab with the possibility in mind that I may be selling the house. Two years ago, I rehabbed a similar house that I thought was going to be a rental but when I finally realized just how 'hot the market was', I made the decision to sell the house and got a full price offer within 1 week. Same thing could happen here.

It seems the consensus here is to leave the ceiling smooth and that is just fine with me. I feel sure most tenants would not care one way or the other. This house is getting a Class B rehab but it still sits smack in the middle of Class C redneck neighborhood. --71.207.xxx.x

Roy,

My Dad would say smooth is easier to repair because smooth is smooth when repaired. Texture is hard to match.

Me? I might be old school but I prefer a light stomp texture. Like lace. I think it dresses the room and helps reduce noise bouncing around. The ceilings don’t look naked. Takes about 30 minutes per room.

Water down the mud so it’s almost like pancake batter.

BUT it must be done neatly and evenly. We have covered some gross textures!

OR

Consider texturing the front room only for a great first impression.

This is an easy way to add lipstick on a humble home.

We also put a big plastic medallion on the ceiling before installing a ceiling fan. Adds value without spending much.

Don’t be cheap.

We’re doing a big old grand 100 year old house, brushing a scallop design on the main ceilings. (Giant medallion and a JumpBackLoretta! chandelier.)

Here "knockdown" texture is very common because they throw the houses up fast and need to cover the crappy drywall work. DH can do it pretty well these days by stippling with a plastic bag, but it never quite exactly matches the old wall texture.

I don't like heavily textured ceilings. We install ceiling fans everywhere and if a tenant doesn't clean them regularly they throw dirt and dust around which is caught in the ceiling texture. --50.82.xxx.xxx

I'll be repairing a heavily textured wall soon, after we get the last TTW A/C installed. Going to have to try that plastic bag method! What's on the wall looks like someone attempted to do a knock-down, but didn't want an overcharge for sprayer, so cleaned at and took it back before doing the knock-down, then it was too late. ( my uneducated guess!) Cannot imagine anyone wanting lumpy, bumpy walls like these. Definitely done by a beginner, texture varies all over the place. --70.92.xxx.xxx
