I have evicted 2 separate tenants in the last 3 weeks and both of them left me with houses that were infested with cock roaches. I am not talking about a few roaches here, I am talking about 100's of them mostly in the kitchen but every room has them crawling on the walls, ceilings, floors etc. How tenants live with these creatures is beyond me.

When you get a house back that is cockroach infested, what do you do next? Call a pro exterminator ? Or do you have system in place to where you do your own pest control? What pesticides do you use? --71.207.xxx.x

Call a pro. But expect to have to deal with it yourself too - the little buggers can survive a nuclear blast.

Spread Diatomaceous Earth along the baseboard (follow directions, you've got to lightly puff it on.)

Also get the bait traps that are for "large bugs" they work great.

Get an ozonator and run it overnight a few times. Kills bugs dead. Also people and plants, so be careful. --50.82.xxx.xxx

In one house, tenant left their non-working refrigerator with spoiled food inside. The stench and cockroaches inside was horrible.

I use a concentrated liquid pesticide called Defence SC. Mixed

1 ounce per gallon of water, I spray the entire house. The next morning, hundreds of dead roaches everywhere. Every 3 days, I repeat the spraying. I only do this in vacant houses though. --71.207.xxx.x

What we've found works best is bomb the house. We buy 12 pack and open all doors take out all draws all switch plates and outlet covers off. Set them off when you leave that night and have your pro guy scheduled for next morning. WHY we do this? The bombs drive them out into the open. Pro comes in and finishes them off. (well almost).

I once had a "roach house" like your describing. When I entered, I had two cans of RAID in hand and sprayed constantly, spinning around with arms raise like a whirling dervish. Google that term if you want to see an example. The sound of their bodies hitting the floor reminded me of a light hail storm.

That was just the initial knock down. Then I paid a pro exterminator $80 to hit it with their best stuff.

Then we ripped out all the carpet. It was toast.

Then we pulled all the faceplate and electric outlet covers off, shut of the power, and wiped them down inside and out to get rid of the poo.

Then we pulled all the ductwork and replace it. It was that flexible insulated stuff, so the poo and corpses were buried deep in the fiber.

Then we Kilzed and repainted the entire interor of the house.

Btw, when I say "we" I meant me and some broke college students I hired. It would have cost me $10,000 had I had it done professional. As it was, it cost around $3,000 back in 2011. My second most expensive turnover ever.

Then, I decided...this stinks (Literally!), I never want this to happen again. I floundered around for several years trying to figure out how to screen for roach people. They had been filthy. Their lifestyle is what brought the roaches.

Then a few years back, the "2 minute in home inspection" came on my radar. Ah hah! Here's how to find out who the roach people are. If they have roaches at their CURRENT house; they will have roaches at MY house. EZ as pie.

I haven't had a roach house since.

If you doubt the wisdom and cost savings of the 2 minute in home inspection, doubt no longer.

I have friends with PhD's and Double Master Degrees that felt helpless after getting back a rental filled with bed bugs and roaches. I gave them the number of my "pest control company" and they did nothing for a year, then tired to combat the problems themselves. Lost $25,000 in rental income.

They purchased two suits, chemicals and a HEPA vacuum thinking they could do it themselves. Another waste of $500.

I have started doing 2 minute home inspections which hopefully will eliminate the real filthy applicants. In one of my cock roach infested houses, which after 1 week of spraying, is just beginning to show some results. This same tenant (who I had to evict twice) left me with another problem which I will make a separate post on. Integrated pest control where the elements must be eliminated which are food, water along with warm to live. Thoroughly clean behind fridge, stove along throw out any food source. Make sure there is no water source where without water for seven days the roaches are history. Chalk all the cracks in baseboards, kitchen cabinets along with insulation foam where pipes enter walls or floors. A shop vac will get rid of the severe roach problem. Once the food, water source is eliminated then Max Force gel or Combat gel around the perimeters of rooms as roaches only travel around the perimeter. Sticky traps around the perimeter of rooms will catch some roaches. It take time as slowly the roaches will eat Max Force or Combat then slowly over a period of three weeks the population goes down. If there is food source then roaches will continue to survive. One dead roach is a food source up to 45 roaches as the gel will start to work. --68.69.xxx.xxx

I have done this many times, use gel bait on top of every corner of window trim, on the hinge side of door trim and kitchen cabinet doors, you will be sweeping them out. Boric acid may be clumped up, so I use a kitchen tool used for baking flour - put red tape on the handle so you never use it in the kitchen again, use a funnel to drain this finely ground powder into a bone dry shampoo bottle - you will then squirt this under all appliances - for a bigger effect stomp on the bottle - whoosh. --76.190.xxx.xxx

I once was told by an exterminator that in the kitchen, especially in the winter - roaches simply love the card board that is near the compressor of the frig.

So since then, I bait that area in advance so that they never can take hold and get ahead of me.

One thing to remember is however you get rid of them the first time, that's not enough. Where I live we (well not me) have German roaches. I believe it takes 8 weeks for the eggs to hatch. So you truly need to treat every 10 to 14 days for two months to get them. If doing it myself, I personally would do it weekly. If I paid an exterminator, I'd do it weekly in between whatever his schedule is.

I had a building kind of like Sid's. I wore a straw sun hat so they didn't land on my head.

I know what an infestation is - a few creepy crawleys around or a couple on their back under the fridge or in a drawer are not it. Those who have never seen it should hope they never do. Thank goodness it's been 17 years. My very worst was a unit in a building I purchased and I wasn't permitted in the unit prior to purchase. The people I purchased from had owned it for I believe 7 years. They had never ever been inside either. Exterminator to this day tells me it's the worst he's seen in his 40ish years in business. A match would have been easier. That was the beginning of the end of my ownership of my older, well used, units. --98.237.xxx.xx

I'm another Advion gel user when we've had a problem. The pest pro guy I sometimes hire says it is what he uses, and it seems to have worked. I treat once, then again in 2-3 weeks to get the cockroaches who were eggs dead before they can reach adulthood and reproduce.

As to the ozone machine - Ozone is toxic to cockroaches (and a lot of other bugs), but can be dangerous to humans and other animals. The machine uses techno-magic to make ozone (O3) gas from the oxygen (O2) in the air. The Ozone breaks down very quickly back into Oxygen. So, put the machine in the unit, make sure that there are no open windows/etc, then set the timer on the machine, then leave and let it run. come back a while after it's timer is done, maybe open up a window for a minute, and you are done. Because it can be used unsafely, I think some states may prohibit using it. --50.247.xx.xxx
