I'm curious what everyone is replacing their HVAC systems with in SFH/Multis/etc.

If you have a heat pump, do you replace with a heat pump? If you have natural gas are you using switching for reliability/cost/etc?

In a multi situation where natural gas is being used I'm pondering using heat pumps with backup ele heat instead, simply for maintenance. The gas requires ignitors/flame sensors, etc. once every couple years.

This won't be happening in this cost env (I hope) but I've got 28 year old systems still ticking and thinking about the future. --82.135.xx.xxx

It depends:

Do you have enough electric in each unit to support the backup electric heat required for heat pumps? If so then YES.

IMHO, heat pumps are lower maintenance, safer, and require one less security deposit and bill for the tenant.

In GA, heat pumps are typically more efficient heating sources than gas. --158.115.xxx.xxx

If the house has a modern 200amp breaker box and can handle the extra 30/50 amp load from a Heat Pump, I tend to go with a Heat Pump and make the house all electric which all of my tenants prefer. They only have a one power bill.

Prices for new HVAC units has gone through the roof. What use to cost $3K just 2 years ago is now pushing $6K. I am raising my rents just for this reason only. --71.207.xxx.x

I should add: "enough" is an additional 30 amp double breaker so you can run 5 to 7.5 KW along with the blower motor. This is sufficient backup heat for a typical apartment in GA. --158.115.xxx.xxx

WHY in the world would you do that? Natural gas is cheap here in GA. Yes to replace with equal and SAME type equipment.

If your unit is 28 yrs old and it's gas-- your 3 years to late. Gas furnace that is using a pilot light is past it's prime.

Next vacancy plan on replace is my advice. I might leave the outside unit alone but the inside A coil I would replace just because you have the furne out. More preventative maint then anything else.

I keep a spare 70K BTU in my wearhouse and 2 size coils. a 2 and 2.5T to mount on it when needed. H-depot can drop ship a furnace to you. FYI --99.103.xxx.xxx

Of concern with the gas furnace is cracked, broken or rusted out parts spilling CO into the home.

If you have gas units, I'd recommend inspections from a HVAC company at least yearly and (of course) CO detectors in the home.

If I had to replace a unit, I'd remove the gas pack if possible for safety reasons.

Todays HVAC equipment does not last 28 years. Be prepared for more frequent HVAC issues in the future. --65.188.xxx.xxx

There are two parts of a HVAC. One the level of insulation and windows. Upgrading insulation and windows then the HVAC system can down sized as there is less heat loss and heat gain. A well insulated building the HVAC system will last longer as the system will come on less along run for shorter period of time. Here it is no longer possible to buy a standard efficiency gas furnace where the minimum is 96.1 AFUE. A net zero building is super insulated where there is no need for a HVAC as heat loss and heat gain is low. Spray foam in the ceilings, vents in the rafters will reduce demand on the HVAC system. In the past utilities were low where the solution was install a larger HVAC system. High efficiency split heat pumps will operate a lower temperatures. A ground sourced HVAC is expensive where maximum efficiency all year round as the ground temperature is constant all year round. It will take time recover expense. --68.69.xxx.xxx

A heat pump is good because that gives you air conditioning as well as heat. You can get a heat pump where the back-up heat is natural gas instead of electric.

Oregon have you got any concept of what your writing? A heat pump system has emergency electric stripes for when its super cold. How would you use a gas furnace and then put in those heat stripes? Not to mention the special thermostat needed for heat pumps?

myob - which statements do you have an issue with?

A recent purchase had a cracked heat exchanger which was putting 25 ppm CO into the vents. Luckily the house was empty and I had the system checked and tested.

Or is it that new systems don't last as long as older units? I have 2 houses with Rudd systems that are over 20 years old. I have several units that have failed after 10 years. Coincidentally right after the 10 year warranties expired. Not that the warranty would have done much good most likely. --65.188.xxx.xxx

It is possible to install high efficiency gas furnace with a heat pump where only when temperatures drop then gas furnace will be used. No matter what heating system is installed the building envelop if improve where heat loss and heat gain is low then the HVAC system will last longer. I prefer 18000 but heat cool wall mounted ac units even in units with gas heat. Reason... Dafter a 3 day notice for non-payment, T will allege no heat. Usually due to T turning off the pilot light. With electric heat also, you can just shut his argument down fast. Been there, done that. One T told me he didn't realize that the AC was also a heater. --70.183.xxx.xxx

Bonanza. I've got 80 furnaces I've worked for 35 years. NEVER have I had a bad / cracked exchanger. Never CO2. I've been using Goodman replacements for 30+ years and never had a failure. (of the exchanger)

Not sure if many have ever looked into the burner chamber of a gas furnace-- there built like the hull of a nuclear sub.

I change out my furnaces around 25 years.

One last item-- you know when you heat in Canada its full blown heat needed. Down south here -- yea a heat pump might suffice but you still need heat stripes. Systems available in Canada may not be available here because no one needs them for 25 degree winters.

1981 in GA we had a December of 10 days straight of 5 degree weather. Heat pumps were not working near efficient enough. Hundreds of home flooded due to broken pipes.

I have several systems with heat pump as primary and gas furnace as secondary heat. No heat strips required, the furnace takes the place of the heat strips.

It only requires a special switch over relay and uses the same thermostat as a heat pump.

With this combo the furnace is not really secondary heat; they never run at the same time. If the heat pump cannot provide enough heat, the system switches over to gas only. It works fine and is more efficient that electric secondary heat. --158.115.xxx.xxx

How the furnace with a outside ac heat pump works is the heat pump only works when the outside is not that cold where the system automatically will start the high efficiency gas furnace to come on. Upgrading insulation and windows reduces the amount of heat or cooling as the furnace or AC will not come as often or not at all as the building envelop is keeping the temperature. Since upgrading insulation in house with spray foam the heat loss has been significantly reduced where before the heat would come when the outside temperature was 10 degrees Celsius or 50 F as the envelop is keeping the heat in. The furnace works for a shorter time along with comes less often. The high efficiency gas furnace is two stage where second stage only kicks in when more heat is required. The only system that does not back up heat strips is ground sourced as the ground temperature is constant all year round. --68.69.xxx.xxx

It would be possible to add a heat pump to exist high efficiency gas furnace where found the better option is to spray foam ceiling then install air vents in rafters where with more insulation the attic will the same temperature as the rooms below. The heat pump would take a lot of current where could use stove or dryer since those are natural gas. The higher efficiency heat pumps would be costly where it gets really hot during the day in July and August. Fortunately have a steel roof with a ridge vent on top where heat escapes. The circuit breaker panel has no spare spaces. --68.69.xxx.xxx
