How do I determine how much to charge them?

It's a darn floating floor so I can't just cut out & lay new squares (I wish). I have bids going. If my calculations are correct useful life of linoleum is 5 years. floor is 4 yrs old so I could deduct 20% of new from security. Please correct me if I am wrong. Thanks --96.19.xxx.xx |

Flooring, labor and other costs to replace good or low grade linoleum have risen around 50% or move due to the pandemic.
I will depreciate linoleum over a 5 year period. So I charge the tenant the un-used depreciated value of the flooring against their deposit. I also factor in if the tenant abused the flooring or it was just common wear and tear. --47.155.xx.xxx |

For rental units or houses the best option is to install a schluter membrane then install on top a good quality commercial grade porcelain tile where more expensive upfront but over time will outlast any domestic type of flooring. A lit cigarette, extremely dirty then easily cleaned then ready for rent do delay. The worst case is re grouting. Go into any commercial building then flooring will last not wind up in the landfill. Seen many rental housing providers installwhi laminate then every three years replacing all over again. While labour intensive where one time then easy maintenance as a mopping. --68.69.xxx.xxx |

My advice don't go crazy on the bill. Use common sense. Lino lasts about 7 years. How was the lino when they moved in? Did you note it's condition on move in. This could turn into a he said she said so don't go there.
Judges, if you do have to go to court, will not allow lino bill for lino that's already old. It sounds good here but reality is judges look down their glasses at you and that's when YOU LOSE.
Easier to bill for 400.00 when in reality that's all you can get from the court anyway. Go in looking good not greedy. --99.103.xxx.xxx |

I don't understand where the short life expectancy keeps coming from.
My last residence had vinyl in the kitchen and dining room. It was there before we moved in, 22 years earlier. When I sold the place I did put some other down over it, just to spruce it up.
Same with carpet. Only replaced one room in that time frame and that was because the wife changed the decor.
I realize that tenants do not typically take care of stuff, but big burns are not typical wear and tear. Grease stains or dog digs are not typical for carpet as far as normal wear and tear.
I am getting lucky with my judge I guess. He is still new enough that when he sees the damaged flooring he says it's a shame I have to go thru with that.
Just asking, but does everyone here change out their flooring in such short time spans? Not the rentals, but where you live. --107.147.xx.xxx |

I don't depreciate either. My lawyer announced in court what the life expectancy was of carpet. I was not happy. In this case it didn't matter because it was new when the tenant moved in and trashed a short time later.
Judge allowed it. I told lawyer I didn't want to talk about how old the carpet was. Guess he understood as he hasn't made that stupid comment for the record since.
